Re: Building in SA! 667Jul 09, 2009 12:49 pm Hi Somewoman I must say our Demo team have been so understanding and patient, they have been fantastic actually. I ended up ringing the Gas Ombudsman and they got action in no time at all. I will now lodge a claim through the gas company and their tradespeople for a days lost work for the demo team. I know I may not get anywhere, but I can at least try. The demo company GP and Sons are a small family company and their quote came in $4000 cheaper than Magill Demo, so even if I personally paid extra for the delay they experienced I would still be in front. I'm happy with my decision to go through them and I know a couple others on this forum who will be using them will be happy too. Good to know that little 'ol Adelaide still has some great hard working people in the demolition industry. On better news, the house it now down! I will soon start my own thread to share the action. Had a nice little suprise in the wall cavity too - not $, but a little something special. Trenches/Concrete were dug early May, Frames we finished 8 days later, brickwork had a month delay and was finished end of june. Roof was finished early this week and gyprock has just started. Its seems to be flying along. Cant wait for the kitchen. Re: Building in SA! 669Jul 09, 2009 10:30 pm Finally got our revised site and drainage plan from the engineers today. Splitting the garage to be 1.4m lower has resulted in a much better outcome than the original plan. Footings/Siteworks/Soil Removal have now come in at $7,000 above our quote allowance ($29,000). The original plan (before garage split) was $16k over allowance and big retaining walls. Still, $36k is no small amount I tried to negotiate a further discount, but had no success. However we are looking to utilise the soil rather than pay to have it removed, so that would save us $2,500. I was just wondering how big your house is going to be? I'm looking at building a small villa around 160sqm and wanted to be able to get an idea of the footings cost - there's not too many building in the area. A few posts I've seen in this forum have said the area has highly reactive clay (H-D) soil so I'm hoping I'll only need to spend ~$20k for footings -I'm sure I'll find out when the engineers report comes in!! I work as an engineer - not civil/structural but I have a little bit of an idea and I wouldn't see removing those posts would change the structural integrity of the house as they are only in between horizontal beams. The horizontal beams are attached to the main load bearing vertical frames that go the whole way to the ground (I assume from looking at the photos) and these are the key supports. So I would say the overall integrity of the house would not really be altered but the rigidity of the section might be marginally different; however, by installing a metal door frame below this would be more than resolved. It would be more than likely they installed those vertical pieces to stop the horizontal beam sagging before the sliding door went in to make the installation easier. Hope this helps Thanks for your reply Tommo, The same guys that removed the vertical pieces turned up yesterday to do something else and we spoke to them about the "missing bits" they said they took them out because the "chippies" hadn't left enough room for the sliding door frame, they told us it will be fixed up down the track, we will keeping an eye on it, as I've mentioned before we live next door at the moment so we don't miss a thing! He said he started some work for you as you are moving into a shed, but you are STILL waiting for council approvals. Seems like council is taking forever for you. We had to change the frontage of the house so we didn't have the garage on the corner. We should get a verbal approval this week, then it should be all systems go. Just frantically trying to get the shed decked out at present. Gavin was fantastic with the small job he did around our shed too. After being stuffed around by our last builder for 6 months the 2 week wait so far has felt like ages. I just wanna get things moving, get the plan, get the fixed price, get the finance, get approval and build to the sky.
