Well we found a tile we both loved but it came in at $60 per m2 but they are a really nice tile and top quality so we decided to make it work. Now we are busy trying to find quotes to lay them, we have had one quote back, the tiles are 450x450mm and was quoted $35 per m2 to lay plus materials which work out roughly $43 per m2 to lay. As the tiles are expensive i dont want cowboys to come lay the tiles, i think this quote is reasonable as i have seen the guys work before but my wife says its a little to high. Has anyone got any view that they can shed some light on the subject? Hopefully the frame and bricks will be delivered soon. ChrisL if you have any pearls of wisdom please share Our site costs estimated 20K are now up to 30K - soil not bad?? 58mm movement, some fill on site and some fill needed. Awaiting official report. I would suggest that building a house in Adelaide and Canberra seems to be expensive when compared to other states (Melb, Syd & Bris. Haven't taken much notice about Perth's prices). Quite a number of people in those cities are building very big houses for only a little bit more than an average size house in Adelaide/Canberra. Note, I'm talking about building on S-class soil. Add the fact that many areas in Adelaide have poor soil, the price difference becomes even larger. If my memory is right, my H-D soil has 70mm movement. The old house that I demolished has numerous mid-sized cracks on the walls, so I knew that it was going to be at least mid "M" or a "H". H-D is worse than I thought and yes, cost is far higher than I anticipated. My job involves steel. So, I know what steel costs. One thing that bugs me is that steel prices were at an all time high in 3rd quarter of 2008 (time that I signed the contract). Since then, steel price has plummeted 25-40%. When prices go up, they blame their high costs on steel prices. When steel prices come down, well, that's a different story. Has anyone got any view that they can shed some light on the subject? If you are buying the tile yourself, make sure you ask and see if you can't get the 'builders' discount. Wether or not they give it to you is dependant on the tile consultant you are talking to. Also ask the tiler to quote on the tiles and laying them, as they are likely to be able to get the discount, so it may work out cheaper for you that way. To lay porcelain rectified tiles I have been getting quotes of around $43 per m2 to lay, so it seems you are on the ballpark with your quote. Where have you chosen your tiles from? If it is one of the three places I have looked at I will let you know the tilers who have agreed to purchase the tiles and pass on the 20% savings to us. Don't forget that offering cash will often bring the laying price down. Chris Hi Chris, We just received a variation but it is nothing like yours, I'm still terrified that we will get some enormous one like you but this one was only $65 and is described as follows: "Extra for drainlayer to cut into earthenware (old earthenware drain connected into new PVC drain)" It seems a bit ridiculous as the guy who did this had his large front end loader/excavator, to me this would seem like something that was "normal process" in laying drains. I bet you wish your variation was only $65! Re: Building in SA! 576Jun 11, 2009 12:16 pm Footings cost - We did a soil and contour report before we signed the building contract so we could have a better idea at the cost for the footings. Cost us $500. It was quite acurate except for the $1000 we were charged for rock digging. A friend of mine is in the same boat as you. They estimated $14K for there footings and they came back at $32K so an extra $18K more, they arnt happy. There soil was classed as Highly reactive, which i believe is right for the area they are in. They are getting a second opinion though. On my front, got a sms from our neighbours and looks like our frame is starting today yay, going out tonight to have a looksie. Tile laying costs also vary according to the size of the tile. 600*600 costs a fair amount more than 400*400, and 1200*600 laying costs are insane!!! Also the area will impact the laying costs. We're doing 600*600 throughout, and the area is 260ish m2 - so we will pay more per m2 due to the size of the tile, but then discounted due to the overall area... Still a year off, so we haven't gone so far as getting exact quotes yet. --- As for our demolition, it's speeding along!! New pics and details are on our blog at http://house.yeoh.info Today we discovered that the existing footings for the house being demolished are a whole lot deeper than expected (2m as opposed to the standard less than 0.5m for the area!!), and it will impact on costs for both the demolition and the foundations for the new house. We were both starting to see dollar signs going down the drain in our heads, but have spoken to the demolishers and our builder and are currently feeling much better. We should hopefully get it all done for under $10k, which gives me much happiness. If that is our only big footings surprise, then I'm ok with it, and it really was for a legitimate and unforeseen reason. It really isn't the fault of our builder that our previous house had ridiculously deep footings!! Hope things are going well for everyone! Hi clm1982, Yes our frame is up and there is a guy there at the moment putting metal strips on top of the timber, I guess this is for the iron roof to go on top of.
