I am currently building a new double storey home in Qld and I want to know more about non compliant framing stage and in the certifer report it says works cannot proceed until defects are rectified.
Builder has started to proceed with enclosure stage.
I have asked certifer for form 16 and they advised they have not passed inspection so no form 16 can be sent. And advised no work is allowed until defects are done.
Just want to know why the builder has decided to go ahead with this when certifer has advised not to proceed? Do all builders do this? Are they allowed to do this?

For instance if the inspection has picked up missing joist hangers and other internal items, it would be reasonable for the builder to continue with external works whilst he waits for the carpenters to return so he can keep your build moving. Also depending on how bad the defects are and what they are, he could also possibly continue with rough ins. However if he had started gyprocking then that would be an issue. After I sent a letter from lawyers asking about defects, two days later a engineered from Sydney have provided form 12 aspect for the frames lol Re: Framing stage non compliant - builder continue work 9Oct 03, 2024 6:29 am So I have read the relevant sections of this report, and what worries me the most are the rectification works which are needed to that steel beam. Frame overhangs are not to be ignored but the fixes are simple, I don't know why your builder just doesn't do the work. So if I was in your shoes, I would get my own engineer to inspect and get a second opinion, and then you have two choices: 1. Get your lawyer to fight like hell to get the work fixed 2.
