Site details; Lot size 396m2 Site access is suitable Fall approx. 400mm (across site, left falling to right), level to street (and K&C) Soil report does not show rock in any bore holes (Floaters are still possible) to a depth of 1800mm Site is classed as P/H2 due to trees (previously removed from subject site) on adjacent sites, subject to engineering, may need B/Piers to a depth of 2500mm Land does not look to have been built on previously, it does look to have been used as an Orchard and/or Vegetable garden (Disturbed site and soil) (trees having been removed, and can still have an impact on the soil and engineering requirements) The Engineers are likely to upgrade the slab with bored piers and/or deepened / widened edge beams (PS $10K) over the fast-track allowances A sewer tie is located to the rear of the site Power lines are present on the far side of the street (and should not affect the site for most deliveries, trucks on the street will still be within the 3-6m zone, requiring a spotter considered in with traffic management costs) A power pit has been installed adjacent to the property NO sign of NBN / Communication pit (client may need to bring it into the front of the site, at their expense) LPOD is to kerb and channel, NO outlet Is present (in the street photos), fall or lack of fall is a concern, as site and street appears relatively flat. Water tapping, run in, meter and connection will need to be arrange and be paid by client Should the client require gas, then, gas connection to site will be required and arrange by client TBC Viewing the site on MAPS, show a church and school around the corner from the subject site, approx. 250m walking distance As it is close to both a main road (Milleara road) and the school I would recommend adding a traffic management for School pedestrian safety and traffic movement (PS $12K) Overlooking will be considered at Drafting stage 😃 will do an exclusive one for Simeon..
