We are at the start of our journey, looking for a two storey custom home designer in Perth.
We’ve noticed you don’t get to see any floor plan or costings before signing up, which I understand, they’re not project builders, but am struggling to narrow it down when everyone says they can work within our budget.
We’ve seen builders who do both the design and build, we’ve seen architects with/without builders, we’ve seen a design company who charge for the design/drawings which we will then need to tender to builders, we’ve seen big project building companies that can custom design a floor plan.
Any advice or first hand experience on custom designer/builders would be greatly appreciated.

The builders will draw what they want to build and what will hopefully suit your ideas. The drawings are also the builders not yours. FYI, we're looking at 2 storey on 433sqm block across from the beach so want to get it right, and at the same time don't get ripped off. Appreciate you get what you pay for, but still don't want to pay over the odds if possible. It's always "..... send me a PM". Having chekced the terms of use for the forum I do not see any prohibition of naming names - just a prohibition of insulting, slandering, etc, which is fair enough. Maybe I missed a rule somewhere. Surely stating a fact (like a business name and so on) would be helpful to the person asking and also other readers of the thread. Can you clarify your reasoning ML24WA ? Project manager, supvisor, etc are all the same thing. As an owner builder you maintain all the responsibility so all a project manager will do is advise.
