The contract stipulates 12 months from the contract date for the OC to be obtained and served. Before we put in the offer, we were told that the house will be finished in a few weeks (left to do: driveway, fencing, landscaping, aircon). The agent is trying to reassure us that the "12 months" wait is just a legality, worst case scenario situation and that he's certain the OC will be ready next month. Our solicitor is trying to bring it forward to 3-6 months wait, but they are not budging. What have your experiences been with the timing of the OC upon the building completion with Wisdom H? We're renting and want to move in ASAP and being stuck, waiting for the OC for 12 months to move in would be a disaster. Thank you in advance. I was literally having this discussion/debate with one of my certifiers last week and even he admitted that its an incredibly arduous and lengthy process to firstly issue directions and then get directions enforced ie in layman's terms, if you do move in without an OC there is not much they can do so no body bothers.
