Browse Forums Building A New House 1 Jun 14, 2024 12:36 pm Hello everyone, We have our waterproofing done and all our internal gyprock. Based on photos received today, alot of our cabinetry seems to have been delivered, doors, frames and skirting boards also. Our builder said the carpenter is scheduled to start doing work soon. Was just wondering what order things usually go in? I would have thought painting would be done before any cabinetry goes in, but it seems more like cabinetry will be installed before any painting and tiling gets done.. is that a normal occurance? You are correct, flooring and painting ( first coat) should be done before cabinetry and your cabinets should finish on top of the tiles. Otherwise the tiler needs to do a bunch of ugly cuts. Ah ok, is that the same for the kitchen areas? I got a call 2 hours ago from the builder, he said our kitchen cabinets are being installed Monday and our carpenter is doing the doors, skirtings, window frames etc... Wednesday. But from what i can see on the photos of the delivery today, no painting is done yet, and i know tiles / floorboards are yet to be done. I also would have thought doors and skirtings / frames would have been painted before install, but seems like they get installed first then painted. Just surprising as i would have thought painting before putting in would be a easier method. Thanks so much for the reply! I am guessing you are with a volume builder and sometimes they do this. It's a just a very very ugly finish You want your joinery sitting on your flooring. It's a much cleaner finish. You also want your gyprock sealed with an undercoat Doors and skirts get painted after install FYI Architectural Homes & Duplexes - specialising in custom designing homes to your budget Get a Free Onsite Consultation Today or send a PM for information, questions or advice. I guess i will see how it goes and know for next time. Appreciate the advice. Ahk, no worries, little less worried about that now. Just thought surely its harder for painters to get into all the grooves / nooks of the doors once they are installed. Just thought surely its harder for painters to get into all the grooves / nooks of the doors once they are installed. The painters are pretty good at figuring it out. You just need to check that they paint the bottom of the doors as the doors will swell over time if this isn't done. Our carpenters have been trained to give the bottoms a couple of coats before hanging. Some painters are great and take the doors off to paint them. Depends how much the builder is paying though. Makes sense, i will keep an eye out. They just messaged me actually advising me that once the carpentry is done next week, the painting will be done. Re: Cabinetry / Tiling / Painting 8Jun 14, 2024 3:51 pm I just want to add a seperate clear post so anyone else following this can understand the order that we and other quality builders will work to ( from gyprock): 1. First coat of paint 2. Wet area waterproofing 3. Wet area screeding 4. More waterproofing 5. Wet area floor tiles 6. Door jambs to wet areas ( so the jambs sit above the waterproofing and tiles and don't soak up water 7. Wet area wall tiles and angles 8. Door jambs for the remainder of the home 9. Chosen flooring ( except carpet) so tiles or timber etc 10. Skirts & doors 11. Whilst this is happening the electricians will install downlights & powerpoints etc ( your ceiling should have already been painted) 12. Joinery 13 Stone and final paint 14. Plumbing, aircon and the remainder of electrical fit off 15. Cleaning 16. Caulking 17. Handover hope this helps Cheers Simeon Architectural Homes & Duplexes - specialising in custom designing homes to your budget Get a Free Onsite Consultation Today or send a PM for information, questions or advice. Our electrical and plumbing is just about in, will be done by Friday afternoon. Our house is fully painted also and wet area's all tiled etc... I believe all we have left is Flooring, caulking, Air con (they said next week for that), builders clean and i think the smart robe shelving / drawers and walk in shelving / drawers. My actual question is, at what stage does the shelving and wardrobes get done, before or after flooring? - they are all in carpeted area, except for linen cupboard which is hybrid floorboards. EDIT: Shower screens, air con and some shelving is now complete also. We are getting pretty close now Hi All, This is my first bathroom Reno and tiler has just finished installing marble tiles…only problem is they don’t look right? There are holes in the grout, really… 0 14817 Thanks for replying. In my case, there’s no house for the weather to run back on to. There’s just a free fall to the ground, 3 m below. The balcony has 3 posts at the… 11 17670 just pull up the slate. If you go over the top, your tiles would not have an even surface to be glued to. Im no tiler, but i can imagine a couple of things being an issue… 1 8684 |
