Browse Forums Building A New House 1 Nov 05, 2008 7:00 pm Finally the construction of my house has started so i think it is time to start a building thread Looking back for the last 2 months, it was the most stressful months I ever had in my life . My solicitor, then CSR and then the bank manager keep messing things up in different areas and I thought they team up to make me killed, but finally and I am so glad that it is all over , unless the SS want to join (I hope not) The location of the new house is very close to where I am living at a moment, so I just drive pass everyday and can’t stop taking photos… my DH keeps telling me abut the petrol price, but I just don’t hear FYI I am building with Simonds Milan 2200, sorry I don’t have a soft copy of the floor plan, so I just copy the one from the website, I haven’t changed much anyway. He told me that I just need to email him once the invoice is received and he can get it done in 3 days, sound good , my SS actually know him, just another surprise.. The only issue I can spot is the pantry size (incorrect size), other than that, everything is fine to me, oh may need to check that fallen frame, look like they have fixed it the next day, but the sliding door cannot be closed now, so it properly needs to be replaced… The wind is so strong and I hope it won’t blow down anything more Hope I can reach lockup stage by Christmas.. PS: I have chosen a fabric for my curtains (thanks to Michelle) in the living/dinning area as well, take 3 days to be made and DH can take it home this weekend, yeah.. I am happy, at least up to this point.. For me personally, l have found $imonds move quickly, guarntee 220 days but we are in week 18, and doing our PCI tomorrow! We were told by our CSO that although they say 220 its because they need to allow for supplier delays etc, yet its reasonable to say a single story 27square house could be finished within 20 weeks! Hopefully its the same for you! we did have delays with tiles not being in and brickies but still 18 weeks later and we are walking through! We're about to start a modified Milan 2900 (we removed the alfresco from the master suite to add a spa to the ensuite and doubled the size of the home theatre).
You know, from dragging their feet through the pre-build process, Simonds are really pushing to start building as soon as possible. We were supposed to settle yesterday, but the vendor delayed. I had my Simonds CSR on the phone this morning complaining because they wanted to start onsite tomorrow! Ah, well. I've waited on them for 10 months, they can wait on me for a few more weeks. We still have to finalise the construction finance as we're waiting on land settlement before getting the valuation. Anything to try and push the LVR as low as possible. I thought it is only 22sqs house and why it takes that long.. but they then said that they take into count for any supplier delays as well as public holiday, so I think may be right.. They do started quite quick, I hope it will continue, but yes I do worried about the brickie shortage, they didn’t say anything when I asked… Just hope it will be ok
Thanks Joles, my baby called gigi, she is very naughty, always *** on my sofa when I ignore her.. hey I do wanted to watch TV, but she sees me as a handy massage machine I just check the online tool that the lock up stage officially start today. Hopefully they can complete as much as they can before Christmas!! Hi Djelibeybi, I am the same, my CSR kept calling me when my land was about to settle.. I then found out that she put me down for Sept site start rather than Oct (I have Oct site start on contract), since she put me on Sept start, if I cannot start in Sept, I have to start in Dec because Oct and Nov are both full… so she was so nervous that I could not start. Kevin did the inspection on Tuesday, I am yet to receive the report from him but SS said that (he walked through with Kevin together) he didn’t spot anything either. Hope he is telling the true and I am looking forward to the report.. Sharee, actually the 2200 design is very simple and it is what i like, but i would love to have an additional bedroom too, however the modified version (add additional bedroom) just doesn't look good, so i just go for the original design, still have enough space for me and DH anyway... Thanks god i have not asked Sim@nds to do a lot, so even i can't get the refund from them, still doesn't hurt much... but will try to negoitate Total Cost - 1925 (all materials/labors) and i have got the following:- - 4 TV points - 2 phone point/CAT6E points - 1 Incoming CAT6 cable to starserve - 2 Quad Shield Cables to starserve - 1 Foxtel cable point - 1 Modulator Starserve kit Hope this doesn't sound too bad... I don't have a data point, still not sure if i need it, since my area will only have wireless and ADSL available... What is data point use for (if it is not used for broadband internet)? Not really a problem if any computers you have will connect wirelessly to your modem but if you have a secondary computer that doesn't it can be handy. You can also use them to run a voip phone point as part of your home network. or even , so i'm told, as addition phone line points for your main phoneline if you have the right gear. Thanks for the pics. I can't wait to be at that stage too. Can you please tell me how long it took for construction to start from the time the land was released? We would like to use Kevin too, hopefully we won't have trouble contacting him as some of the H1 members have. Did you contact him before your land was released or after? You won't believe it, the construction start right after the land settlement, i always thought that they need a few weeks to prepare, but they don't.. the site cut started 2 days after the settlement, then the water tap installed, then the temp toilet delievered...etc.. i spoke to Kevin the other day, he said he has been doing a lot of inspection in Point Cook area, so i think he should be able to fit you in.. i found it more easy to get hold of him in the morning / around 9am But he is quite busy i guess, i still haven't received the report yet... Per my previous post, i have an electrican doing the setup for me, quite expensive though, i hope it is worth... My understanding when i spoke to M is that i can't finalise the contract until the soil tests are done. And soil tests can't be done until land is ready and they are sure there is no more sewage/electrical/water works that are going to take place on the land. Do you know when your soil tests were done? Was it before land settlement? I can't choose my tiles or have my electrical appointment until all this happens. Also, they mentioned that they can't apply for the building permit until the land settles. So i am wondering how your builder did it as it can't take 2 days to get a building permit. Aparently it takes about 3-4weeks to get all the paperwork done and approved. Maybe i am getting it wrong then or is M doing it differently..? Regarding fibre optics, the last time i spoke to the developer, they said that they are not sure which contractor they are going to use for the fibre optics. I am still waiting for more information regarding this. I thought that the fibre optics installations would have to be done during construction and cannot be done after handover as a conduit needs to be installed and a meter be placed in the garage for it... Again, not sure if i am getting this right as there is not much information around regarding this. M does not allow any other contractors on site while they are building anyway so if i can do it after handover, it will be great! I amazed your builder allowed another electrician to come on site while they are building, i think most builders don't... It's great that yours accepted as you probably will get better value for money when you use your own electrician. Like you said they also explain everything to you..
