Browse Forums Building A New House 1 Jul 23, 2024 4:41 pm Hello All, I am in a position to buy our first block of land in Canberra and build our PPOR there. While looking in the available block we have the choice of buying a medium sized block of land which doesn't have much restriction on the building envelopes and site coverages. We like a particular area where we can buy on either side of the street, and hence with more options comes more confusion. So there are blocks on either side which are similar in size and shape. The only difference being as below on each side 1. Side 1 : The blocks on this side slope down from the road, upto 4 m and have 2.5 m easements (Sewer) on the rear 2. Side 2 : The blocks on this side slope up from the street , upto 4 m and have no easements. 1. Side 1: The blocks on this side have North to the front, which would mean we may need to have the living areas on the front. 2. Side 2: The blocks on here have North to the rear, so would mean all living areas and backyard would recieve ample sunlight. 1. Side 1 : Sloping down would mean we can have some great views from the backyard alfresco and less privace issues, with nohouse in the front 2. Side 2 : as the front of the house may have bedrooms , this would mean less views from the living area at the back. We are now a bit confused as to what to chose as we like both the blocks and they are similar in price range. What would be a better choice in the long term and where we would face less issues and get most out of the orientation. Thanks a lot in advance. Re: Building on a Slope 2Jul 23, 2024 5:09 pm Looks like Side 2 is better option w/no easements, so you can build a house with a bigger footprint. Just design your house the way that your living areas have both North facing (for passive solar) and South facing windows (for views), this probably can be achieved with making your living areas at the the upper floors, while putting bedrooms downstairs.
