Having only built granny flats before, I want to understand the best practice process. Do we: 1a. get plans drawn up 2a. submit DA and get plans approved 3a. shop plans around with different builders in this order, roughly? Or do we: 1b. find a builder and let them give us an all-in price for what we want 2b. potentially take plans from 1. and shop around with different builders, but intending to let builder look after the approval process For step 1a. what professional do we engage for home design? We would need a set of plans that are detailed enough for a builder to quote on and potentially sue if they don't deliver as per plan. I don't want any variation charge, so plans must be detailed down to how many GPOs in each room. Is this a good idea, or are plans this detailed not possible / not a good idea at planning stage? And finally for 1a. does the professional / firm designing plans usually the same professional / firm that takes care of the DA / CC?
