My previous post tells you that my brother and I are both going to build on this land but he has a larger family so he will build the "large dwelling" I am a single mum and want a smaller house (less cleaning and more land) so TECHNICALLY it'll be classed as a granny flat due to the size. I want to make the most of the space due to having dogs, so would rather have more outside area than inside. (okay enough rambling, sorry) I went to look at modular homes on the weekend and they're either 270k> or AWFUL. I don't want to be spending 350k up for a granny flat with the basic upgrades. I'm really interested in KIT HOMES but to being able to control the quality that goes into everything. I'm looking at a nice 60SQM home. I'll upload photos. It's 82k delivered. Could someone please tell me what it would roughly cost to erect the house in Melbourne? And Plumbing + electricity. Also decking ALSO can I be an owner builder? The land has never been built on so the plumbing will be from scratch if that makes a difference. I just want to get a rough estimate of trades and concerns that anyone has or just anything. They usually have trades they work with that may be able to help answer some of your questions. The cost to erect with all the variables you've listed on top is a bit of a "how long is a piece of string" question. Plumbing - where is the nearest LPO/sewer is a question that alone could set you and your brother back several grand, or 10''s of thousands. Deck - How large, materials, on slab/posts, elevated etc - 5k or 50k? Electricity - where is the closest transformer/pole? DO you need to do a pit or can you connect to a pole?
