Specially if it exposes the internal framing. Brick cladding is supposed to protect internal structural framing from weather elements as they normally untreated for weather exposure. You need to ask your builder to rectify by possibly provide weatherboard cladding to exposed section of wall and fill in any gaps to avoid further issues. So I am not meaning any ill will by the following comments. I have been with you on this journey well before you chose a builder and I know you have a really tight budget so your choice of builder was really limited What I have seen following your journey is the same thing that is happening to a number of other forum members who also speak with me regularly who are also having issues and it should serve as warning to other people who are looking to build in Sydney, There are a number of Indian builders in the west and south west of Sydney ( mainly targeting the Indian community) who are promising the most amazing specifications and promising to build homes for $1000- 1500/sqm, literally half of what the cost should be. And then you end up with the poorest quality work. Like yours. You have headers missing over windows, a sewer pipe through one of your living rooms and now this brick issue, which I have no idea how they will fix properly, No doubt they will cover it with a massive angle. You are not alone. I have seen slabs poured without drop edge beams and the soil under the slab now hanging 1,000mm in the air on a boundary and the certifier not issuing an OC because of it. Just to name one example. The lesson is you cannot build a 400sqm home in Sydney for $500,000 these days without taking a huge number of shortcuts. Otherwise this is what you get. Because the only way to actually FIX it is to pull the wall down and start again. I'd suggest he's got a way of covering his error up and he's calling that a fix. There is a code to gaps in brickwork and no âfixingâ will rectify these. Anyâfixingâ undertaken should only be approved once youâve received an independent inspection by a qualified building surveyor that dosnt know the builder. And I will point out that you got lots of good advice earlier (even if it was painful to read) that you chose to ignore over the builders 'fix'. I suggest you get an independent house inspection before this goes any further. And yes, it will cost you (not knowing the details of your house and which state you are in, but I don't think I'm out of line by pulling $2000 out of the air, based on QLD research). Because you show these photos to the engineers and certifier and they not only will have a meltdown, your house will not be legal. And any 'fix' then down the line will cost you much more in the thousands, than just $2k. If not Demolition. Don't let the builder try to sweet talk you, threaten you, promise you or use his own contacts to do inspections. I have to wonder if these window are the only issues you have. R. Once handover is done, if they didn't fix it beforehand its doubtful they ever will. Get someone independent from them, not referred by them.
