We recently purchased a property in Melbourne eastern suburb with the idea of knockdown rebuild. It’s an old house on a square flat block of approximately 600m2. I’ve spoken to a few volume builders to get few quotes ranging around $550k-$650k (inclusive of site cost allowance of $50k and council requirements for $25k) for a 2 storey house with about 40 squares and average finish. We’ve also allowed the following costs: - Demo $30k - tree cutting $5k - Underground power pit $7k - Landscaping including concrete driveway $50k - Contingency $40k Do these costs seem reasonable and are there any other costs that we might have missed? Also keen to hear some experiences for anyone that’s gone through the KDRB journey and their costs. Cheers! They took forever to get a permit and I mean like 8 months but this was during COVID. It was winter so there was mud and the land was left chopped up and not levelled. He was meant to cap the sewer but didn't even though it was in the contract so in the ended up paying another $1k for a plumber. When he came back the crossover protection was removed and- guess what- his excavater cracked the cross-over...my fault...I guess. Had to abolish services: Ausnet gas charged over $1k to do it, I think its free now. The NBN did it for nothing but there were NBN approved decommissioners wanting $1k to do it There were small fees for electricity abolishment and I already had a pit. Water meter stayed where it was. $550k is actually a good price-you do get a lot for your money, IMO. Our site costs are over $80K and quote is close to $800K - understand the inclusions could be different. I'm now looking at what we can do to bring the cost down, and whether to look at other builders as I'm not convinced the house value at the end will be worth what we put in. Demolition - $20k Rent for 12 months - $30k Planning/Land surveying etc - $15k Pole to pit - $7k Solar panels - $10k Hydronic heating - $15k Air con - $10k Landscaping (diy most of it) - $5k Driveway- $5k Fences - $5k Site costs - $30k Any advice appreciated. I understand the builder organises inspectors, but I will consider having a separate inspector as well. Do you know roughly how much that would be? I've allowed for Planning/Land Surveying. Having spoken to private/custom builders and also volume builders, we're now planning to build with these guys (https://www.premiertraditionalhomes.com.au/), as they seem to fit somewhere in between and seem a bit more affordable than going full custom.
