I am building a double story house with brick veneer ground floor walls and cladding first floor walls. There will be a wall wrap for the first floor cladding walls. Could you please advise if a wall wrap/wall sarking is recommended for the brick wall or not noting I have timber frame. Builder has told me they don't typically wall wrap the brick veneer walls and only install wall wrap for cladding areas. Builder is quoting around 3k to supply and install the Bradford CSR Thermoseal XP wall wrap for approx. 43m of wall (2740mm height). Is it worth spending this money to get added weather and thermal benefits offered by wall wrap or it won't make much of difference? For those forum members who don't yet have a builder appointed, this is a really good question to weed out the sub par builders. Do you wrap your brick veneer homes? Basically if you don't, you will have your insulation sitting in a cavity that is designed to take moisture. In addition to this the air that leaks through your walls is ridiculous, so when you are heating or cooling your home the outside air comes in and the inside are goes out. Even using a simple Bunnings wrap with will be incredibly beneficial and should cost no more than a couple of grand. You can download datasheets for both and compare everthing. Contact suppliers to get price and warranty info and make the call accordingly. FYI, James Hardie offers 10 year warranty. Hi Sleepless Knights, NOTE THE BELOW INFORMATION IS BASED ON RECOMMENDATIONS OF OTHER PEOPLE FROM FACEBOOK GROUP WHERE I POSTED THE SAME POST. I was told by few people to not to get Thermoseal as it's being phased out as it can cause potentially cause more issues. I went with Enviroseal for brick areas and used Hardie™ Wrap Weather Barrier for James Hardier linea cladding for first floor. Both of them breath and doesn't cause more condensation. The cost difference shouldn't be much for all of three. James Hardie wrap is semi reflective better in a temperate climate like Sydney, both wraprs are class 4 or permeable hence, neither will increase your condensation risk. Enviroseal has 0.9 emittance (non reflective) and James Hardie is 0.15 (semi reflective) hence in summer James Hardier will potentially help keep house cooler, both will improve air tightness and both are permeable. In summary, I would not recommend Thermoseal. Both Enivroseal and James Hardier wraps are pretty much same except the emittance values and apparently James Hardier is better for Sydney Climate. It's a high quality product (good vapour permeability and water resistance) and can withstand UV for a long period of time. Pro clima's tapes are known to be one of the better ones on the market, hence why a lot of high performance builders use them. We taped to the bottom and top plates and taped all penetrations. Pro clima also recommend a ventilated cavity on the walls and roof to let any moisture that does get behind the cladding to dry out. Our builder used 35mm battens for this. Have heard Bradford Enviroseal proctor wrap is also a good product. I think it's wise to use vapour permeable (class 4) for most climates (not including tropical) regardless if the code requires it.
