Our block has a concrete encased (thanks goodness) sewer pipe going across it so we'll have to build right over the pipe. Unfortunately we won't find out how much piering will cost until the sewer peg out is done and the structural engineer does the piering/slab drawing. The house we are looking at is 23sq. We can get the sewer peg out done ourselves as you just need to contract one of the consultants approved by Sydney Water but the builder won't accept any structural engineer report, only their own. Unfortunately they don't get this done after contract time but I would like to get a bit of a better idea of pricing prior to then so I can budget better and decide what upgrades/extras we are going to be able to afford. Has anyone build over a concrete encased sewer pipe? does anyone have any idea of how much this could add to the building costs? $5K, $8K, $10 or.... I have read Mike's posts about building site costs, it's great but unfortunately no one there seems to has needed to get extra piering, well apart form poor Tony & Emma that ended up having 45 concrete piers and cost them heaps, so I am really hoping that this is not a common occurrence. Can anyone help? Surely we are not the first ones on this forum building over a sewer pipe or needing extra piering? Sorry to insist but it's just in my head all the time, how much can we expect? We don't have a sewer pipe, the house is 35sq and will need a cut of approximately 1m. We don't have full engineering back and this is only an estimate, so no idea how many piers we actually need at this stage but we have a provisional sum of 6.5k for piering. I have been told that this is a generous allowance for what we need and we may get change. Jo I leave you to fend for yourself, figure things out yourself. Initially the builder asked us to keep aside around 2K for this but the final cost came out to be around 3K. Hope that helps. We have so far allocated $7K for the piering but we get afraid when people say that could be double that... I am going to try to get the builder to agree to doing the full structural engineering report prior to contract so we know for sure and we know what we can afford, not sure that my chances of convincing them are good thoug... worth a try!
