Browse Forums Building A New House Re: Is this too low vs Cross Over/Street Level? 2Apr 08, 2024 9:09 pm From the RL's on the plan the garage is only 121mm lower than the cross over/footpath so your house slab is going to be about 30mm lower than the existing footpath. Your only option would be to bring in some fill to bring the levels up but realistically it's fine the way it is. I spoke to the builder I'm not sure if this is all true but basically went along the lines of they considered all options and if I was to compact and fill it that it would cost $10K or so and potentially cause issues at the rear of the block (lower ground) and may introduce the need for retaining walls, he sold me that this is actually the lesser of two evils given contouring land is not an easy job? I never felt at ease the slab/house was lower than street given I've never lived in anything below. Gist was this: - If compacting is done poorly the slab may suffer from erosion/instability causing even bigger issues? - Water from the street can be managed by grated drained around the perimeter of the garage/house? - $10K was not worth it given the smallish fill? Thoughts? DIY, Home Maintenance & Repair Thanks. I was thinking of using either Extreme Joist or LOWDECK timbers for joists. Any idea what sets them apart and which… 2 15242 1 372 |
