Browse Forums Building A New House 1 Apr 04, 2024 12:18 pm We are getting a tender from Eden Brae Homes for a Savoy 24.The floor plan is getting changed in two splits to cater for 1.8 m rise in the plot of land. They say that they have built upto 3m rise. Is this a safe deal? How much does the price change from tender stage to contract signing stage to thereafter even though we sign a fixed price contract? We are going with Thornton office. Is now a good time to start building now? Are people generally happy with Eden Brae Homes? I am reading both positive and negative reviews. Need some info to make a decision from this forum.. Would it have been a safer deal if they were asked to put their standard design on a flat block of land w/o any changes? Check out this thread on this forum. viewtopic.php?f=31&t=12911&p=154061#p154061 I can't speak for recent expericience however, we had no major issues during the build other than we had a change of SS half way thru the build and in our opinion the 2nd SS was not as good as the first guy in terms of acceptable standards of finish. We had lots and lots of minior defects in the PCA walkthru especially poorly done mitre joints on skirting boards filled with builders bogg in most rooms. He also didn't communicate very well either. A few years after handover we did have a major leak in the master bedroom. Turned out their roofing plumber used 50mm teck screws to attach a down pipe to the box drain. Leaf matter caught on the screws protruding into the downpipe and in the next rain event the box drain overflowed into the wall cavity, down the window and into the house. As part of the investigation for the fix of the leak we also found a couple of broken roof tiles were glued together near the box drain (I took pics before they were smashed up by the builder). In their defence, the builder did fix everything under warranty without pushback, however, had the 2nd SS been on the ball this issue probably wouldn't have happened. Given this issue occured (especially the glued together broken tiles over the box drain) I would not trust their claimed external stage inspections via Tyrells. Good luck with your build.
