Eliston Estate - Clyde, Melbourne

Hi,

We recently purchased a lot in the Eliston estate in Clyde, South East of Melbourne. This topic was set up to see if there are others who have purchased lots in Eliston and wanted to chat.

We wanted to make this thread so that anyone else in the Eliston estate can get to know their future neighbours. Post updates in relation to the estate and raise any issues that can be forwarded to the developer to answer.

It's also a great place to ask questions about building in the estate and following each others journey. Happy posting and can't wait to meet everyone.

We are planning to buy a land from Eliston, but having bit of a hesitation as we need to be near a railway station. Do you have any information about cranbourne railway extension, to clyde? (Clyde railway station)

The train station is owned by the government not the estate so whenever they decide to extend/build it should be on the ptv website. Considering the amount of estates popping up around us eg hartleigh, ramleigh and highgrove you'd think they would open it sooner rather than later.

Eliston Avenue all done. Saw a few soil test holes on lot 101 - 105. Sales consultant advised the first release will be titled shortly.

I'm building on the opposite side to Melbourne (Mickleham) and the train line stops just short in Craigieburn. I asked my builder if he thought they'd ever extend it. He said, to be able to justify the cost, there needs to be around 120,000 residents in the area. Not sure where he got that figure.... But I'd assume the Clyde area would be approaching that.

The amount of estates popping up all over Clyde and Clyde North the number of residents is going to sky rocket. On the master plan Clyde will have a new major town centre so I'm guessing the rail extension will coincide with that.

What estate are you building in if you don't mind me asking?

Wow - i didn't know all that was happening. It should definitely happen soon... we need a government who will expedite all these services to relieve the strain on inner city living.

It's an awesome estate. 37km from the city and easy access to the hume highway. Waratah doesn't have a pool/gym facility which comes with a $2k body corporate fee.. which I'm happy without paying lol and unlike most estates, especially in the south east, it's relatively cheap for a large lot. Definitely a hidden gem of Melbourne

I checked the prices of your blocks versus estates near us and you got a good deal. Once further estates pop up near yours the value of your property will go up nicely.

Haha I hope so mate. I was worried about body corporate as well. There's another villawood development near me that's all titled and they have the same thing. Luckily mine doesn't have a gym, pool etc. So I get off free in that regard!

Just find someone you know in that estate and tag along to the pool/gym. Seriously your estate has a huge park and walking tracks no need for all that jazz. Plus you're saving $900+ in annual fees. Do you have any strict estate guidelines or are they easy? We've got to submit house plans within 6 mths of land title and start building 6 mths later.

For the owners of Lot 101 - 131 the salesperson stated your release is waiting on council approval before the land is titled. I have checked the SPEAR website and the Statement of Compliance has not been issued yet. Likely title was advised December.

Hi tandH, congrats on buying a block in Eliston. I'm surprised I haven't heard from more Elistons and I couldn't find a Facebook page so decided to setup a forum on Homeone.

Yep, Hartleigh is by the same developer. I was advised that stage one should have been titled already so if it titles in December that's a 2 month delay.

Each release is selling pretty quick which is good sign. Can I ask which block you brought? We bought in the Mayune release.

2 months isn't too bad I suppose, fingers crossed Dec is a goer and all else runs relatively on time, unlike our poor neighbours at Hartleigh. We'd be pretty devastated. We want/need to be in asap as we have a little boy who is quickly outgrowing our current little unit!
Our block is on Kenyan Ave (originally Bountiful but has now changed).

Our block is on Kenyan Ave (originally Bountiful but has now changed).

We have a friend building in st germain and they have been delayed massively. We bought in the Mayune release and are still advised title to be May but won't be making any bets on that.

I checked the bushfire zoning and hartleigh is all clear with the majority of eliston still requiring the levy

Have you decided which builder your going with yet? I hear you about the upgrading, we've got 2 kids about to hit high school and need more space.

Hi guys. We bought a block in the Spring release back in March. We were told that the land would title in December. Got a call from our solicitor a few weeks back. He mentioned that its being delayed until next year May or so...really disappointed...

We havent bought here, but have bought in highgrove. It seems that they seem to be behind when they first start,but once they are a number of stages ahead they tend to get them done on time.

we are set to title june 2017
