has anyone had experience with preparing their own site prior to building? the builder that we are thinking of going with said this should be fine? although havent taking it further yet.. through our work we have access to excavators and family member can do retaining walls etc. We have about 2.5 metre fall accross block. any advise would be great! Re: preparing your own site before building 2Nov 02, 2008 8:53 pm You need to follow the drawings showing required levels exactly, any variation to the levels and site prepareation will allow the builder to claim huge extra costs, so be carefull. Ensure all is done properly and inspected by the building surveyor. It will be cheaper doing yourself usually by huge margin but I've had 3 clients do major site works themselves and got it all wrong, which the builders then claimed additional costs to adjust the house design to suit the incorrect levels, delays etc
With a 2.5m fall just make sure you are well aware what needs to be done and don't let the excavators make the decisions for you. Does any one recommend who we would use to assist? if the contacts through our work dont come through? I have read stories of people using someone other than their builder to level site for building- who would do this? I have no idea (at this very early stage of course) even what section to look under in the yellow pages? he he So many people seem to get ripped off re; site costs. Too much to talk about here, but breifly you will need a number of trades all at same time, they include setout surveyor to setout the house and site levels for the excavator, you need the many trucks for the excavator to be ready, you need the aggy drains to be laid for the retaing walls, you need all the structural engineering done for the walls and permit issued with building surveyor to inspect the footings for the walls, Will need temp fence and all HSC compliance, The building permit will be part in your name as owner builder or as nominated subcontractors.
Gets messy and with such a decent fall the best person to speak to is to engage building consultant to coordinate all the trades to happen quickly onsite.
