Located in Perth FirstTimeBuilder7 I can only help you with Sydney rates, I hear Perth is more expensive. I have developed a number of custom home pricing spreadsheets which we use to price new homes for our business which I was sharing with forum members last year. If you would like one just PM me your email. I just need know roughly how big, and do you want full brick, brick veneer, Hebel etc and I will send you the most appropriate one. Lastly, those SQ meter rates sound about right. Our cheapest homes are around $2800 and we have priced some as high as $4500/sqm but most of our custom builds site between $3000-3,500/sqm. There are a lot of fixed costs which do into a build so the bigger the home the lower the rate/sqm and the smaller the home the higher the rate /sqm as a general guide.
