Two storey house construction cost

What does high spec mean specifically? Is it including or excluding GST?

Two storey builds in Perth seem to be starting at$2000/m at the moment. $3000 a is comfortable price for a reasonably high spec home. There's quite a range in pricing among the higher end builders though, which is why it's a good idea to get your design done independently and then tender to different builders.

Just reminding people that I am more than happy to share one of my costing spreadsheets.

FYI they are based on Sydney rates and the type of builds we do ie I don't have anything unusual like steel framed subfloors on stumps and mud brick walls etc.

I have the usual such us:

1. Brick veneer
2. Hebel
3. Double brick
4. Duplex
5. Single story

Just let know about your build when you email me.

Often people will just ask for a spreadsheet, and it makes my like so much easier if you can give me a quick description ie roughly how big, is it BV or double brick, flame zone or not and then I can send you one that is a closest fit.

If you don't want to email me but been want an idea of what your build may cost, and again this is custom home rates in Sydney, including everything from design, demolition through to landscaping ( but excluding council fees):

1. A light weight build say 400 - 500 sqm - $3,000/sqm to $3,250 sqm of Gross floor area
2, A light weight build say 200 - 399 sqm - $3,500/sqm to $3,800/sqm of Gross floor area
3. A double brick concrete build 400-500 sqm - $,3800 to $4,200/sqm of Gross floor area
4. A double brick concrete build of 200-399sqm - $4000-4,500/sqm of Gross Floor area
5. A lightweight duplex - anywhere between $2,800/sqm to $3,500/sqm of Gross floor area
6. Concrete swimming pools - $95,000 to $115,000 depending on size, finish and equipment

By lightweight I mean slab on ground, timber frame and either brick veneer, hebel or any other lightweight cladding.

BUT MAKE SURE YOU MEASURE ALL AREAS THAT NEED TO BE CONSTRUCTED IE ALFRESCOS, BALCONIES, VOIDS AND PORCHES.

DON'T RELY ON THE ARCHITECTS FIGURES ON PLANS.

I had someone the other day who thought their build was 250sqm and it was in fact almost 400sqm.

Also in Perth about to do an extension of 119sqm and budget is 500k (hopefully this is enough).

Most builders and our architect have said 4-5k/sqm for most nice to high end builds. Potentially cheaper with project builders and brand new.
