Browse Forums Building A New House 1 Dec 23, 2023 9:06 pm Slab was poured in June, and cracks have started to appear from last 1 month, some have remained the same, some keep extending week by week. The most recent ones happened AFTER the heavy rain fall, could that be related? Storm water pipes have been put in place when slab was being done. Roof is completed as well just a month ago Is this something I should be concerned about? I have 1200x600 Tiles, I fear that in next 2 months my tiling will start and what impact it would have on tiles or the slab in general (termites easy access from these cracks?) Any help would be appreciated Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Cracks in slab! 2Dec 27, 2023 10:22 pm Get some floor levels done to see whats going on with the slab and take photos around the slab edge to use as evidence if there has been a construction issue by the builder. Is the roof gutters connected to the stormwater pipes with downpipes or temporary downpipes? I checked slab edge, no honeycombing , no cracks on the slab edges The gutters were broken and the water was falling off from it on the sides of the slab Re: Cracks in slab! 4Dec 27, 2023 11:43 pm The photos around the edge would be more to see if the proper drainage was done around the outside of the slab if not then there could be slab heave. Is there water ponding around the edge of the slab? Is there water ponding around the edge of the slab? No water around the slab edges, the gutters were fixed , yes But I noticed these cracks after those heavy rains, and the gutters were only fixed AFTER the rain Re: Cracks in slab! 7Dec 28, 2023 7:11 pm SaveH2O ownerinproblem The gutters were broken and the water was falling off from it on the sides of the slab Are the gutters still "broken"? Gutters were fixed Re: Cracks in slab! 10Jan 31, 2024 12:09 pm The CSIRO BTF18 explains differnt types of cracks and what "normal" is Google this and the top result is actually the latest version. You normally have to buy this from the CSIRO for a whole $8.00 search term: "csiro BTF 18 site:au .pdf" without quotations If you have taken pictures during construction and have any showing water ponding against the slab edges, you have your builder by the short and curlies - so to speak as this is a breach of a whole heap of standards and the NCC. For example, thihs is from AS2870 - Residential Slabs and Footings: "Drainage of the site: the site should graded or drained so that water cannot pond against or near the building. The ground immediately adjacent to the building should be graded to a uniform fall of 50mm minimum away from the building over the first metre" This is from AS1684.2 Timber Framing Standard: 3.2.23 NOTE: Surface and subsurface water occurring on the building site shall be diverted to prevent it from flowing under the structure. Ponding of water under the structure shall be prevented by filling, grading or the provision of drainage or diversion channels Check also the NCC section 3.1.3.3 Surface Water Drainage It sounds like you have a crack in your garage where the wall meets the ceiling, along the shadow line on the… 0 17872 Do you have a scope of works?
