Wish someone can help me on the following questions 1) Which stage should be the storm water pipe installed during the new house construction? There are five stages : Base, Frame, Lockup, Fixing, Completion. 2) THE construction is towards the end of fixing stage. The storm water pipes are not installed and connected to the council's pipe yet. Every time when it rains, the storm water flood at the sideway of the house and the garage. A few days ago the builder started to install the storm water pipe. Then I was told I need to pay $8000 to install two pumps at the front yard to help the storm water drain to the council's pipe on the street. This is because the builder just found the fall between the backyard and the front yard is not enough big to have the water drain by itself. There is high chance that the builder didn't make the slab high enough because he did not blame any fault of the architect and engineer who draw the plan. What should I do for this situation? 3) Furthermore the rear of the two units is planned to build timber decking. But The top of the grated pits on side way has been installed at approx. 100 mm bellow the finished floor level of the units. The engineering documentation shows the top of the grated pits CL43.150 which is supposed to be 250 bellow the finished floor level of 43.400 This means that natural ground fall from the rear of the property to these drains is not achievable. If the timber decking at the rear of the properties is constructed (even at the same level as the internal floor) the ground level bellow the decking will be at a level bellow the top of the grated pit. The top of the stumps installed on site to support the deck frame have been installed at approx. 300 bellow the FFL 43.400 This will create a pool bellow the proposed decking as the water will not be able to run into the two grated pits. The builder said he will install the agi pipe under the timber deck to drain water. Is it workable? what is the risk of using agi pipe under the timber deck as the long term solution to drain the storm water? Thank you everyone I was really tortured by the poor builder.
