Basically we've found a block of land on a lovely street in a lovely suburb which is situated perfectly for our needs .. but the block is pretty rubbish. It's relatively flat at the top but then slopes down about 5-6 m over the build envelope. One side of the block is particularly bad in terms of slope and exposed rock all over the place. The other side has flatter areas and is more amenable to landscaping. After initially deciding it was going to be impossible, I had the thought to consider a pole home construction. Placing the majority of the home over the crap side would minimise excavation/site costs and leave the better side for landscaping, which might make the whole thing economically feasible. Just wondering if anyone has any recent experience with what sort of costs would be involved to build such a mid-spec home? We're looking at around 250-300 sqm depending on design and cost. Would any volume builders consider such an undertaking? Montgomery seem to indicate they can accomodate bearer and joist construction for any of their designs but I haven't read about anyone building with them this way. Hi Mrboh Just wondering if you have any BAL or flame zone issues on your block, as getting compliance with BAL requirements whilst doing bearers and joists is tough. Not impossible but tough and expensive. I also doubt whether you will find a project home builder with the skill set do work on your site. We are doing quite a few builds on steep sites in northern Sydney and are finding the most cost effective method is still a combination of cut and fill and concrete slabs. We have a couple of builds with significant falls. More than happy to send you some plans to show you how we are designing to the slope of the land and still keeping costs down.
