I hear a lot on here about going with small project builders. The risk of financial collapse is greater but you get more personalised service and the quality is hopefully likely to be closer to that of a custom builder. I can only think of a couple that would fit into this category - Frenken and Fernhaven. Does anyone have any others? Thanks! After 2 false starts, a year living overseas, two more world trips and 3 years of uncertainty we are now starting the build process again - hopefully for real this time! With regard to smaller project builders, we have a client, Darmon Homes in Hallam. I have never built with them but I can say they are very fussy, attend to all details and I am told their displays in Doreen are the best in terms of quality. Our builder would fit into this category - Roseleigh Homes We have taken their double storey pattern made changes and are planning to build. I'd describe them as a medium builder (300 homes a year approx).
But the are open to any changes..... and I'm pretty sure will build your plans. Might have to check that. Mr T has changed his house so much so that it is unrecognisable from the plan he based it on. My house will be changed considerably. They are open to anything..... the base price of the homes is higher than other builders but the inclusions are much, much better..... when you walk into the display and they say things like 40mm stone and the waterfall sides are standard.... yeah I'm happy! Really impressed so far. I leave you to fend for yourself, figure things out yourself. Volume builders are good value but yet to see great detail workmanship from them but as they say in the industry you pay for what you get and most general public do not have the luxury to see outstanding quality workmanship, if they did they wouldn't go near any volume builder !!
With small builders check their level of insurance, unlimited, limited etc, this usually a sign of their financial strength, and for goodness sake no matter what quotes and drawings you get , give it to a proffesional building designer or architect to just check it for you will be amazed how many problems that occur in this forum alone could of been avoid with just some simple independant advice.
