Browse Forums Building A New House 1 Oct 05, 2023 8:55 am Hi there! This is a modified design by a project builder for a knock-down-rebuild in Western Sydney. Our block is north-west facing. We have lived on the site for 10 years in a poorly insulated, not-so-handyman renovated home by the previous owners. Would love some feedback from the group. Things to note: - We did try an architect, twice. First was over budget, second designed our garage forward of the build line and lost our trust after spending $$$. Originally wanted to make our home solar passive. At the very least we are opting for uPVC windows, sliding door and hoping to upgrade insulation where appropriate. - We are unable to move the garage as there is a pramway and street light on the opposite side. - Our garage is designed to fit a station wagon, Ute and motorbike. - Making our garage bigger has currently resulted in an oversized master. - I have ADHD so a butlers or walk-in pantry will only give me more opportunity to create a hidden doom pile. I designed the kitchen myself to make everything accessible and be similar in size to our current and very functional kitchen. - We have two young kids and rarely visitors - so we collapsed the activity room between beds 2 and 3 to make them oversized - assuming they live with us until they can sell a kidney to buy a house in Sydney. - The laundry doors will be changed. Entry door will swing towards benches as the empty space will be a bench/bag/shoe/mudroom like space. External door will be replaced with a hinged door. - The activity room will have a window on the eastern wall and we may change the facade window to a highlight. - We are asking to remove the highlight window in the lounge - which is actually a home office with space for a TV and lounge for hubby. He works from home and I'm a teacher who should use a desk 🙃 - We will have an inset bath and amend for a double vanity in the main bathroom. - Our ensuite will have a large bench and single sink. I think this floorplan has quite some under utilised potential. With a bit of tweaking and creativity, there's a lot of potential to be unlocked. Hope these points are helpful! In regards to your points: - This is a modified design from a project builder. We didn't need extra space that would require us to build over the garage. - I attempted to modify the kitchen/dining/living room space to reduce it somewhat as the dining area is oversized. However, I would like to eventually put a bench in the dining area as a bar for my husband. We regularly have guests, and I have two young children who currently love the expansiveness of our current home and we use the indoor space we have regularly. This oversized area gives them plenty of space to run around and use toys downstairs. In terms of heating and cooling, I take your point. I have included a barn door so that space can be zoned and closed off without loosing heat/cooling into the hallway at least. We will also make use of fans as we do effectively in our current home. We live on site and the proposed living/dining side of the house has ample sunlight until the afternoon - but as to the depth from the eastern wall to Kitchen, I do worry that space won't be as bright. - Because of the proximity of the laundry to the TV, we wanted a solid door to help reduce sound. The hinge will be adjusted to open towards the benches, not the mini mud room section. - Bed in the master will ideally be positioned on the wall between the ensuite and wardrobe. I suggested accessing the ensuite from the robe, but hubby is concerned about moisture. - We would like to rework the showers, so thanks for that suggestion. But as a petite and short person, I've always had my towel thrown over the side of the shower screen as I would never be able to comfortably reach a towel rack to dry off. I prefer to stay inside the cubicle! - There is an north/eastern window on the first floor front of the stair case so I'm hoping that helps with the natural light around the stairs. We have no desire for the master to be that oversized, but it occurred when we increased the depth of the garage. We have asked for the master to be reduced back to its original size, but we're nervous about how that would look on the facade, and if it would cost more! We'll find out shortly. As for a study, not really practical. My husband works from home and I'm a teacher, so the "lounge" is actually going to be our office. If anything, that space you suggested could have been more storage.
