Browse Forums Building A New House 1 Sep 24, 2023 1:07 pm Hi guys, I'm planning to buy a property which has sewer running parallel to the neighbour's fence as shown at around 1.5m from the fence. There are no manholes within the property. The sewer line is 150 VC and relined as per diagram. The property has 16m frontage which make it a duplex candidate. This is in Parramatta council, NSW. 1) Do you see any issue with building a duplex with the sewer line running like that. 2) Will sewer zone of influence will prohibit building over? 3) Can I solve this problem by encasing the sewer? 4) Do I have to encase the whole area or just the place where I am building over. Expecting some replies from people who might have done this. Thanks and Cheers Re: Building duplex with main sewer running parallel 2Sep 25, 2023 1:07 pm netengineer Hi guys, I'm planning to buy a property which has sewer running parallel to the neighbour's fence as shown at around 1.5m from the fence. Generally you should be able to encase the sewer but you will also need some design advice as to whether you have enough width once you take the zone of influence into account to comfortably fit a duplex and the garages. If you are keen on some professional advice, PM me and I will shoot you a phone number Thanks Simeon Architectural Homes & Duplexes - specialising in custom designing homes to your budget Get a Free Onsite Consultation Today or send a PM for information, questions or advice.
