For mobility purposes, a bedroom with shower area downstairs 3. Living areas to be back of the house with alfresco as we have north facing backyard. DH and my comments on the first draft:- 1. Need a cloak room to hang jackets, store racquets, umbrellas, house keys, laptop bag, handbag, mobile etc. I always dump them at the nearest arm rest which drives DH crazy. 2. Is it just me or nowadays there's no room for shoe cabinets in the entrance? 3. Downstairs study need to be converted back to a room with BIR and access to a shower 4. Apparently for feng shui purposes, the front door should not open up to a fire place although it would look nice. Unless we have a sliding door closing off the open area? 5. The Walk in Pantry or WIP in the kitchen area is intended to be turned into a wet kitchen or "wok room", unless the range hood is strong enough in the main kitchen. 6. If the WIP is converted into a wok room, there is no pantry area! Then possibly need to move where the fridge is away to make room for pantry. 7. Flip stove and sink for feng shui purposes. 8. Currently, laundry area does not lead outside. Have to either walk through living room or garage. 9. Access to back garden from the garage. 10. If council insists on 2 off street parking spots on the property, the garage needs to be moved up 1.5 m which means the kitchen and dining area are not aligned anymore. 11. Need to have a landing on the stairs instead of the fanned steps. 12. To align plumbing, is it possible to flip the bathroom + wc + master ensuite upstairs to be on the same side of the house as the kitchen + laundry? If not, to leave. 13. Double basin for 2nd bathroom 14. Separate toilet for master ensuite. 15. Delete bath, or combine shower + bath, then master WIR can be horse shoe shaped. 16. There doesn't seem to be any space for towel rail in the master ensuite!! 17. The architect proposed widening the open study with a slanting wall. Whilst the concept is unique, it is really bad from a feng shui perspective because it creates "poison arrows". Unless the 2 walls which form the arrows can be rounded? This weekend would ponder more whilst DH is fishing and waiting for fish to bite! Also gonna email to some relatives for consideration. Thank goodness the land is so small there can't be much choices in terms of changes to the floor layout! Comments welcomed to help us!!! Am I excited? No. Wait till the slab is laid! Your architect will work with you until you are 100% happy. Often the first ideas are just that..'ideas' You will be amazed how much different the first and final plans are. BTW...our architect also wanted to put in those angular walls...it was the first thing we took out I dont like angles or curves in my house...nice straight walls for me Good luck and keep us posted on how your plans develop, it is a very exciting time desiging your own home. We'll definitely will work with the architect. I think working with such a small plot of land, there's not much difference to our floor plan except for the ensuites and master bedroom WIR! I'll post the 2nd draft which is after a prelim talk with the council of thei proposed changes. The only major change is to delete the alfresco and "square" the back so that living space is bigger and more flexible to work with in terms of dining and living arrangements. nomad Have you had a structural engineer look over the plans or a builder yet Summer? Nope! The archi is only concerned with floor plan and meeting council's demands. We are lucky that we are able to build a 2 storey! nomad Just wondering what they might think about the position of the 2nd floor over the ground floor. It looks like a lot of beams will be required to carry the floor joists, some will have to be steel I think particularly over that alfresco area. Some times this can be hard to hide the beams in the roof space just above the outside walls where the heel of the truss sits. Maybe this isn't a problem now if we were to get rid of the alfresco? We have already told the arhci to delete the alfresco off the plan as internal living spaces matters more. nomad If you already have then my apologies just drafting stage is the time to hit potential problems on the head, other than that best of luck for your building. Nomad, thanks for the heads up. I'll be certain to address this as it sounds like the building cost will increase! I did ask our archi - he thinks the cost will come down because per sq have decreased from the 1st draft!
