Hi Everyone
I'm excited to join this community for the first time, and I've already gained valuable insights from members like @ashington Homes, structuralBIMGuy and others on this forum.
My cousin and I are embarking on a project to build a duplex in Hurstville, with plans to make it our future homes. However, we're faced with a few challenges on the property:
- Site Area 803 m2
- 19.81m x 40.88m
- One side is adjecent to a small park
- Open Stormwater Drain at the back right hand corner of the block
- Wide easements going onto the site
- Land is slopped sidewards and downwards, at least 4m looking at streetview
- The land in question is between the flood planning area and the probable maximum
flood extents and therefore may be subject to stormwater flooding related development
controls.
We are both completed archi at uni but I have left the industry many years ago and my younger cousin is getting registered, but he has no past experience in tackling a complex block like this.
We are in the process of getting quotes to do a site survey, are there specific reports we need to request for or the surveyor would tell us what's needed?
Being inside a flood area, does it mean we have to do DA instead of CDC?
After the survey has been completed, we plan to do some basic room planning, then go through builders and find one to manage the whole project.
Once the survey is complete, our plan is to draft some preliminary room layouts and then begin the process of selecting a builder to oversee the entire project. Due to budget constraints, we're open to considering project home builders. I'm currently researching Home World builders who specialize in sloping blocks and duplexes.
