I have my Wishlist of what I want in home and now trying to fit in what could actually be feasible based on a budget. I know internal furnishings will be highly variable. But, does anyone have any spreadsheet or data they’d be willing to share after building a house with a small to medium size builder around Sydney? I’ve been targeted for adds about businesses that will estimate the cost of a project, but I’m skeptical of paying for that this early at least. I’m can build up to 290 floor plate via a CDC or potentially up to 380 via DA. That’s a pretty large difference that could incorporate a lot. So looking to start to spec out what a cost could be for the building including double brick, electoral, plumbing and the basics that aren’t as variable when it comes to upgrades. I’m looking for a 4 bed, 4 bath, home office. If I can find some data that helps with the cost of laying a foundation, cost for double brick walls, etc I can play with the length of walls, etc to see what could fit into the build budget and then what’s left for extras (home theatre, heated floors, etc). Any info is more than appreciated. I’d be happy to share a good sheets once I put this thing together to see if that would help anyone else or for people to correct my (non builder) assumptions. As a guide, double brick homes with a concrete upper floor in Sydney and a mid to high specfication ( not super high) are working out around $4500-5000/sqm. It is the cost of bricklaying, and then all the follow on trades like rough ins and gyrpocking that push this so high. Timber framed, brick veneer or hebel custom homes in a mid to high spec are $3000-3500/sqm on a level site normalish site. If you have particulary difficult site conditions such as access, rock, bushfire etc then this can increase a bit. That includes everything from demolition to landscaping. Alex It's everything. 1. To take the weight of the double brick walls and upper slab, the ground floor slab will need to be strengthened. Most likely 32MPA either strip footing slab or raft slab. These types of slabs are more expensive than a typical waffle slab. 2. All of the lower internal walls will need to be either double brick or dincel to carry the weight of the upper slab 3. All of the internal wall will need furring chanels for the gyprock to attached to. Depending on the size of the house this can cost anywhere between $15-25,000 4. Rough-ins cost extra 5. Then there is the cost of the upper suspended slab which can run at around $450-500/sqm 6. The stairs, no doubt these will need to be formed and concreted as well So it all just adds up. FYI, these spreadsheets are based on the costs that our trades charge us, if you are an owner builder you may be able to get different pricing. but you can use these as a guide to get started with your project. They aren't overly sophisticated ( they are quite simple to follow) but we manage to run our business from them quite easily, so they are a handy start point of understanding costs. The spreadsheets have every category of trade we personally use, but they are based on our trade prices in our area of Sydney ie yours might be different. But you can use them as a template in your area, you just need to update the measurements and rates for your own build.
