Just wondering if anyone in stage 5 has heard anything about their Titles yet? I am finding it hard to find out anything. All I have been told is that they went in some time ago.

The most common soil clases you get are S, M, H, and "P" which is not good. Now my 309 lot has an S class which means slithtly reactive and I'm guessing there should be more of S sites at the avenue. You have to check your base price of your home contract, it should say what they have allowed for normally an S class. Now in regards to the fall most builder allow up to 300mm fall, over that they start charging, you would need there survey to see what your fall is on your land. We are rated a "M" class slab and are in stage 4 (the park stage). Our land has almost no fall. (cost does not include fencing). Went down to the estate last weekend and 7 houses in oour stage had already had there site cuts done. Kayjay we are also building the Santorini. When do you start?? I will never understand how they work out the site costs. I queried with the builder a paragraph in their standard inclusions about slab construction up to class M classification being included in the cost of the house. I asked why they were charging me as when my house was originally sited I had a fall of 280mm. I was told that it was only for fall of land up to 300mm and my fall was 320mm. There must have been a strong wind that blew up the soil and increased the soil at one end of the lot by 40mm!!!! I can't believe that because of 40mm I have to pay an additional $7900.00. I guess though I am getting out of it easy compared to some. The other thing that was interesting was that my Customer Service Consultant said that no-one had ever queried that paragraph before. Makes you wonder. Ouch!!! that would hurt. I didn't buy my lot from the developer, I bought it as an 'on sell' so that is between the vendor and the developer. I would be pretty unhappy if my conveyancer did that. They really are not doing their job, if you got the money to them in time that is their problem and they should be paying for you. When I spoke to my conveyancer the other day I was concerned about not having time off work to get the bank cheque to them, they said they could pick it up if needs be. I have dealt with them in the past and am pretty confident that they are on top of things. I have a soil report classified as class M. later PD did the soil test and came as class H. they charge me extra $8000+ for upgrade of slab, Another $5000 plus for retaining wall, cut, fill, upgrade rainwater pipe size and AG drain pipe. my site cost came $16000 plus.
