$3800 for site costs. soil is a silty sand top soil with sandy clay below m class waffle slab recommended site costs are for 700mm cut and fill. im pretty happy with that. but of course because is an unregistered plan of subdivision they want to do more soil tests when the land titles so they can confirm nothing has changed. mine has no fill on it cheers Re: The Avenue at Casey 23Apr 14, 2009 3:10 pm Hi All, Do we have any updates on teh state of things at the Avenue? It would be great to here from some future neighbours Hi we have purchased in the avenue at Casey. We have a block opposite the Park. We are in no hurry to build though. We will probably start next year. It looks like it is going to be nice though. We are yet to find a house design that we like and also fits our block. It is a odd shape with a couple of easements. Am sure ya'll would have got the news about the titling of the land for the Oaktree release being pushed to Jan-Feb of next year. I remember Linda telling me when buying the plot in November of last year that it was due to be titled in May-June of this year. So, now for those of us wanting to being construction and take avail of the grant, it leaves us at a loss. Thanks and Regards, Shane. There are going to be alot of ** off buyers. We hope to start building in Jan so the titles better be released by then. I think the sales may really drop off now. Shane, have a read of the FHOG conditions. i believe when i looked into it there is some leanience surrounding the build time. my recollection is that you have to build within 12 months of signing a building contract to be eligible. i think it said something about writing a letter to them in the case your land is held up for longer then 12 months. there is the ability to still claim the grant, they just look at it on a case by case basis. i think they set this avenue up because so many people have been buying unregistered subdivisions. and the titles seem to always get held up 12 months. ide start investigating now if i were you and start the communications between government. im in a similar situation to you. i signed a building contract in April and have also bought a lot in stage 2. i was banking on it being ready by end of november (ive fixed my building costs to end of november). hopefully they get their act together and stop selling land and focus on their current commitments or theres gonna be alot of ** customers. I think it will be fine for the first home buyers grant becuase we can sign by the end of September and then have 26 weeks to have the slab down. I am sooooo tired of waiting. I do have a question that I would like to get clarification form you on. How did you go about signing your contract without the land being tiled? When I contacted my Bank Loan Manager (CBA), he said that the loan for the building contract will not be sanctioned until the land has been officially titled. I just had a chat with Linda, and she says that signing the contract by the 30th of Sep to avail the grant, should be fine to have the construction being by end of March as the land is to be titled in Jan/Feb. He bought AGES ago and still cant start! I cant believe this is still going on ! For our grant we needed the slab poured within 26 wks of signing the build contract. I am so happy we bought at Stocklands now! Our titles were 3 weeks early. We got a really cool fixed price package from Stockland so developer approval was easy. We bought our block of land is Stage 2 on the 15th November (2 days before my son was born) and were advised a release timeframe for the land titles to be June. As the same of the rest of you all now, have been now advised an "anticipated" completion date of Jan/Feb 2010 (baring in mind, it could quite possibly still be longer from what i hav read since about these developers. As such, we are being slogged further charges by our builders as they could only lock our fixed cost down until the 31st July. I am wanting to find outif anyone knows of anyways out of this land contract? I have been busily highlighting many parts of the contract i am hoping to use to me benefit to get out of it as we are not only inccuring further charges from our builder, but as we signed our building contract in March, we will also be risking missing out on the FHOG. I knew that building can have its nightmares, but seriously, we haven't even started and this is already ridiculous. They apparently are pusing hard to have the land titles out by early December which will then give us a couple of weeks to get back to them.
