I too am new to this forum. Congrats for buying land! I got quoted $15,000 for site costs but Im in stage 20. Which builder quoted you if you dont mind my asking? It varies builder to builder Ive noticed. Luckily we have fixed site costs which makes us sleep better at night! Re: The Avenue at Casey 1049Apr 22, 2013 2:54 pm kcruel hi all, I will be start building this march.my neighbor at the back got a 2m easement i think it was a sewer or a drainage.i will 4.6 meters away from it. my builder still doesnt yet know if i will be affected by that.i want to move my house further back however, i dont want to pay extra because of that easement. anyone experience this matter.how far did you go close to your easement?any opinions and advised will be appreciated. thanks Hi! Yeah that does bump up the site costs quite a bit. Because the easement is there, they have to add concrete pillars so the weight of the house wont hit the pipes and damage them over time. The cost of these pillars/more work is quite a bit! We got 2meters from our easement (quote wise) and the consultant said we couldnt go any closer. We were wanting to extened our alfresco a bit more but decided against it. Hope this helps. Re: The Avenue at Casey 1050Apr 22, 2013 3:19 pm Hi everyone, I was just wondering if anyone noticed in stage 20, the sign for 'Prescott Drive' is spelt wrong as: 'Presscot'? I've emailed Linda about this just now. My builder says it should be 'Prescott' since its listed that way on the melways/brochure. I dont know if its just me but it looks a little tacky with 2 's'! What do you all think? Cheers, Nocti Re: The Avenue at Casey 1051May 07, 2013 8:06 pm Hi Nocti, I emailed Linda the same day and have not heard anything back since (almost 2 weeks!) I have tried to find a contact number online for casey council but there are just so many! Does anyone else know what is going on with the misspelt sign? It is very frustrating! If someone from BPG could reply that would be great. Thanks Re: The Avenue at Casey 1052May 08, 2013 10:11 am Hello! I too didn't hear back since I emailed so I decided to give Linda a call today. She said its all fixed up and they're being reprinted now. So we'll see. Hopefully they'll put the new sign up before it officially titles! A courtesy email saying the above would've been nice but hey, what can you do lol. All the best, Noctisolis Re: The Avenue at Casey 1053Jun 04, 2013 1:01 pm Hi All, We're looking to buy in the avenue, but are concerned about the reports of bad smells from the neary farms and abattoir ....is it really that bad? How frequently is it a problem, and does it stick around for long? Thanks Re: The Avenue at Casey 1054Jun 11, 2013 1:40 pm xenorg Hi All, We're looking to buy in the avenue, but are concerned about the reports of bad smells from the neary farms and abattoir ....is it really that bad? How frequently is it a problem, and does it stick around for long? Thanks G'day! Yeah there's a farm not too far and the type of fertilizer he uses makes a bit of a pong on hot days. My parents live in narre north, near casey central. I lived there too, we moved in about 8 or 9 years ago and I used to call it the 5 oclock stench. Some days the stink is bad, and it travels really far. Other days you cant even smell it...... Just one of those things! Its def. not a deal breaker though. Wont be long before he sells up I reckon anyway! Re: The Avenue at Casey 1055Jun 16, 2013 10:03 pm The smell was one of the reasons we moved. You could go weeks or months without it then the smell would be there and would last one or two weeks. Was embarrassed to have friends or family over. As for them selling up. I don't see this occurring for a long time Re: The Avenue at Casey 1056Jun 17, 2013 10:21 am excitednewhomeowner The smell was one of the reasons we moved. I don't think its a big deal, and In in the 10 years i lived there (its literally next door to the eve estate) I dont remember it lasting anymore than 1 or 2 hours...Maybe some folk just need to live near the city !
