We are a way off needing one yet but just want to get an idea of who has been doing fences around the estate and an idea on what they charge..... We have a start date of Monday 24th! Very excited, anyone else on here building near us at Lot 744??? We have seen there are a few popping up near us.... We have used Reds Fencing. He was the cheapest and by far the most reliable. I went down for a drive last Friday in the pouring rain,and our block on Charlbury was great, no huge floods or puddles at all,which is a relief!! Maybe I am reading the map incorrectly. I went to the the Victorian Government Site before I bought my block and it did show some areas of the estate down near the parkland and beyond were subject to a 1 in 100 year flood. In my opinion the estate held up very well in the heavy rain we recently had but I don't know how it would go with days upon days of rain. He seems to do a lot in our estate as far as i know and he's also done both our neighbours houses and knows what is required to meet the covenant. The low viscosity is due to very sandy topsoil and the fact that we are at the bottom of a hill after all... The low viscosity is due to very sandy topsoil and the fact that we are at the bottom of a hill after all... The type of flood we're susceptible to isn't exactly something to lose sleep over. After all, the nearest significant water mass is a fair way away; swelling rivers and overflowing lakes aren't our concern. Of course, heavy rain can result in pooling water if the drainage isn't sufficient, but that can - and does - happen anywhere. The sandy topsoil will allow for better drainage if anything. I imagine that any developer with any sense would include a waiver for environmental damage such as flooding, if not, they probably need to seek out some new lawyers. Anyway, our valuation came back with "not subject to flooding". Perhaps we in stage 12 are just the lucky ones. Fingers crossed we're all okay anyway! 11 41758 |
