Can't seem to make our mind up on builders, and looking for some advice. We are on a very very strict budget, so can't afford any of the fancy niceties yet. We are looking for a good quality home, without the frills which we plan to add later on. Any advice? Which of the project builders are typically the most price competitive but still have good quality? Family members have built with a number of different builders - Mirvac (in-laws) really happy with end result even 8yrs later; Allworth - great for lower priced homes and seem to be built really quickly; McDonald Jones - sister was very happy with build and price however we found them too slow and painful when we spoke to them so we didn't proceed - but their homes are lovely and well priced. We also tendered through Westminster Homes and were happy with their service and product - only reason we changed was we found a private builder who would build what we wanted (sort of ) within our budget. I've also had a tender through Wincrest but we turned it down because of change of plan fee which was $15k - to be honest we didn't think they wanted to do it.
I guess at the end of the day it comes down to what is most important to you - floor plan, size, inclusions - and go from there. Unfortunately for us some of these have to be compromised on just slightly as we are looking to have to put in around $50k just in site costs - the joy of a sloping site with rock! It doesn't seem to be that they build bad houses, but their processes and communications seems terrible during the build process, and they have many unhappy customers, and also seem to take a LONG time to build? Its a shame because Clarendon have probably the best standard designs and floorplans for the money.. I think they have some great plans (not a fan of the facades - a bit conservative for me) - but everything else in their processes is letting them down. It's such a shame. They built a home recently near me and the quality was very good. The owner spoke highly of them and had several houses built by them.
Greg Bellmarch? 8Nov 10, 2008 2:25 pm Anyone build with Bellmarch? I initiallyl approached Beechwood. Unfortunately, their attitude turn me away. And soon, they are bloke. Now I'm with Bellmarch and still haven't signed contract. My friend almost broke up with Bellmarch on variation and contract term. He wants a fixed price contract. But Bellmarch doesn't want to do it. Anyone has experience on that? I'm looking at my contract and I can't see anything that says "fixed price" - but when I look at things like costs for piering it says "FIXED" After 4 years - we're in! Site costs are also really high but even so I think that if you are looking for a modest home with basic fittings then Westminster fit the bill, especially if you manage to sign up when they have the Platinum Package on offer which is something like $40k worth of upgrades for $5k.
