I have a list of minor defects we noticed during the 90 days after handover of our new duplex - scratches, loose mixers, misaligned door stop etc. I didn't organise a proper building inspection because I'd read that builders are dismissive of such reports and also in the past I've had reports done on older houses where it looked like they basically write the same issues for every house to cover themselves... But now the 90 days has passed and the builder is asking for a list of defects, I'm going down a Google rabbit hole and scaring myself into thinking we've missed major defects. I know there's a 2 or 6 year home warranty insurance period - would it be worth getting a report done now anyway and if they find anything major could we make a claim under that? 🤦 Or would they make it difficult like why didn't you bring this up during the 90 days? Re: Building inspection after 90 Day Defect period 2Jul 11, 2023 12:33 pm you need to understand the breakdown of warranties. 90 warranty is considered as minor defects rectification period where as the longer ones are more major/structural warranty. that being said you are free to raise whatever defects you have found during the 90 day period. bit late now but i would have invested into getting the build inspected throughout the build. the builders cannot ignore defects that do not align with build codes. they will ignore things that they consider in "tolerance". However, it all depends on the relationship you have with your builder. my builder was more than happy to consider all defects and in most cases rectified 90% of them. i think you made a mistake as most defects are hidden now and wont be an issue until later. you'll mostly be picking up on aesthetics.
