Henley Emperor 48 - craigieburn Mt. Aitkin

Hi all,
As a regular homeone reader and learning a few things from on the go from everyone's experiences. Thought I will start a new thread with our new build with Henley.
Our land settled last year and it is a 16x32 north facing block in Mt Aitkin estate in Craigieburn (Melbourne's north)
We have our colour appointment on the 8th of June and on the 20th is the first tender presentation with contract signing date on 20th of July.
We have already added a few items in the upgrades area however more will be confirmed at colours however have added following:

1. height- ground floor 2720 mm and 1st floor is 2570mm
2. 5th bedroom instead of theater room
3. Butler's pantary option
4. 2340x1200 pivot infinity entry door (as in the display houses)
5. WIN21 2340x820 mm doors (translucent glazing) throughout the house.
6. Aluminium flyscreens to all openable windows
7. SMEG appliances (This is at no extra cost)
8. 49 dowlights
9. Niches in all bathrooms
10. gas point in alfresco and cold water point in the frigde area.
11. I have not added flooring with Henley as I find its extremely expensive, this will be done later. I want to use timber laminate thoughout the house as it is easier to maintain and clean.

Facade- Initially I opted in for Domain facade (with Balcony) however thinking it may not be practical we have now opted in for Marquess facade (provincial look with mouldings). However, I am wondering if anyone has built their house with Marquess facade and if they can give their feedback and any pics they can share?

Also, please share your feedback and I will update this post as we progress.

Will follow your build Sukh paji. We will also start building near you in Aston craigieburn with porter Davis. My cousin built Emperor 48 couple of years ago , very nice spacious home.

We are also going to build with Henley Homes (Reserve series) Emporio 39 in Woodlea Estate, Rockbank and choose the Marquess Facade but after we saw 1 under building stage in Truganina we change our mind as its look too narrow compare to website pic. We now have 2 Facade to choose from Eastport or Escape. Please see the attach pic of Marquess Facade.

How much they quote you for 2720mm high Ceiling option.

1. height- ground floor 2720 mm and 1st floor is 2570mm ??? - In reserve series 2570mm is standard for both floors.

5. WIN21 2340x820 mm doors (translucent glazing) throughout the house. - In reserve 5 doors are standard inclusion.

We are building Emperor 41 in Tarneit with Duke Facade, We are also thinking of going timber laminate throughout the house(no carpets). At the moment i am waiting for a quote from Henley?Have you got a rough quote from outside for timber laminate?

Is there an update. I chose the Lancaster. We have a back balcony which will hopefully have a city view. This is a great post regardless!

Finally, the moment has come and the ball has started rolling... Henley has started digging up the site.
The admin and paperwork stage was long and way too many variations were requested before I signed off on the final contract.
Upgrades what I can think of at the moment apart from listed above :
1. Marquess Facade with flat garage roof. Will upload facade drawing.
2. PBAL 2 doors through out the house.
3. Win4 b doors 2x 720 mm for the front of the house.
4. Endless downlights battens (installing led’s later)
5. Category 5 tiles in wet areas, including floor and wall.
6. Classic shingle roof tiles in monument colour.
7. Evaporative cooling- this was added in when I got all the money back that was set aside for 6 star energy rating.
8. glass balustrades for stairs.
9. Colonial 92 mm skirting and 67 mm architraves.
10. Increased height of sliding alfresco doors to 2400 mm.
11. Upgraded paint to 3 coat wash and wear.
This is all I can think of at the moment.
However, I have decided to complete flooring, downlights later as Henley was charging heaps for it.

Here are some plans is the house and the LED batten points marked by me after looking at the henley emperor 48 house in Mernda. Although, now I do think I have way too many in the house hehe

Also, in terms of the facade of the house we opted in for following materials to compliment the Marquess facade:
1. Newport bricks cat5- with off white mortar.
2. Surfmist for window and front render.
3. Russian toffee for mouldings.
please see the pic to see how the colour scheme will look when the facade is ready.
Few points: the actual house will be wider (14.4 meters wide as compared to the one in the pic which I think will be around 11.4 meters wide) along with 2x 500 mm windows on both floors and the middle window will be wider around 1500 mm.

Hi there,
Hope all is going well with your build. I think for the ground floor it was around $5k and go the first floor it was about $4.5k.
We didn’t end up going for Win21 doors, instead opted in for PBAL doors throughout.

Ours has just started. I went to the site on Sunday and didn’t find many rocks. Even our neighbours said there weren’t any at their site as well. Hopefully, I can expect a credit back.

We are looking at about $465k and doesn’t include flooring or leds.
This is because my block had a fall of 1.4 meters and apparently needed bore footings and a million other things to make the house stable.

Hi there
I think it was close to $40 mark. As I import led lights, I’ll be using them for my own house. I haven’t decided on a contractor neither I have obtained any pricing for it.
