Hi All. We are building in Whitlam in Canberra on relatively flat 450m2 land. The house size is 253m2 (including alfresco, porch and garage). We have obtained 2 quotes from the builders with the cheapest being 730k. Our inclusion are pretty standard. 20mm benchtops, bosch appliances, Harvey Norman Commercial for most things.
We are really confused. The cost is way too high than what we thought. We were expecting 2000+ per m2 but not 2900 per m2. Is anyone doing better? Can you please let us know what other builders are quoting?
Any help or tips are welcome 🙏

When we were looking around we were given figures around 2200/m for single storey. We are building just outside of CBR and we are looking at a price around 2400/m Our build is a bit larger (+400m) and single storey. We looked at a couple of display homes for inspo and a couple were giving indicative cost around the 2800/m mark when built. It's a decent custom builder but not high end. We've removed all the robes, pantry shelving etc. and also have very standard laminate benchtops and sanitaryware. We have added good double glazed windows, extra insulation and a few electrical upgrades probably with a total of $50k. Alot of land that size is selling for $600k plus in ACT..... I built with ABM Homes back in 2021 I would assume their prices have also gone up but they had alot of standard inclusions that every other builder seemed to have as upgrades. Might be worth getting a quote from a few more builders to see? Hi we are looking to talk to people who have built with them recently.
