Browse Forums Building A New House 1 Jun 10, 2023 7:31 pm Hi, My home construction is complete, and the handover is scheduled next week. However the construction has been delayed and I have raised this to the builder. The response I have received from the building manager is that the delay will be calculated from Slab Pour to Occupancy certificate. I had received an intro letter from my builder on the commencement of the construction in which they have mentioned the date of commencement and have mentioned that the construction would be completed as per Schedule 1 in the HIA document. I have received the occupancy certificate which mentions only specific dates; Pre slab date: Slab Steel date: Frame Date: Final Date: The date values mentioned for above are the inspection dates from the surveyor. Can someone please help me on how the construction days and delay is calculated? Which dates would be considered, shouldn't the final handover date be the last date for construction complete. There are still lot of defects to be addressed which are identified in the PCI and same has been signed by the builder to rectify in two weeks' time. What happens if he does not fix the defects by handover date, and I refuse to take the handover. Will the delay in the handover be calculated in the construction delay? 1 10168 Yes you are correct, unless there are outside works which form part of the contract such as landscaping or driveways, and importantly, the work delayed is on the critical… 1 3841 Not sure, depends on the builder. We are mid build with McDonald Jones, and they have been perfect so far. Contract signed October 2023, Slab went up 1st week of February… 2 2246 |
