We even brought in a step ladder and got up above cabinets to check for finishes. Flushed all the toilets, ran taps, tested all installed compliances such as stoves, ovens, microwaves, alarm systems, garage door etc. the list goes on. its your house don't let these guys discourage you. Hot water, Cold water, checking pipes under for leaks.. checking gas burners stay on for a decent amount of time, water pressure, etc... As part of it I was checking to see if the shower ran ok, and was waiting for the water to come hot, it was taking a long time and so I asked if it was working / had been turned on. My builder looked at me as though I was crazy and said I was the first person who'd ever checked the hot water during a final inspection. Have other people had experiences where the builder thought what they were checking was strange / unreasonable ? Checking the water is 100% something you should be doing. But the best investment I think owners should make is to buy a 2m straight edge and a smaller say 30-50cm level and a builders square. Use the 2m straight edge to check for any deviations in walls, the smaller level to check if you benchtops and especially wall hung vanities are level, check your floors are level etc and use the builders square on corners to check that your walls are straight. The only thing that is generally considered unreasonable is using a torch to check for paint defects. Otherwise be as thorough as you can be, but remember you have a defects period where anything you miss or anything new can arise. Put painters tape or post it notes around your house to help your builder identify any issues and keep a detailed list. I am stealing this quote from someone, who compared building a house is like building a one off prototype car only you are doing it outside in the rain and the mud. I spent $800, and the inspector didn’t even use thermal scan, and said it’s outdated Roof not checked as it was raining, (never came back to check after rain was finished) Roof space never checked, was quoted OH&S rule. I paid $800 for the inspector to tour my house! So basically inspector used his rules to bill me full but give me not even basic checks! Did you ask him that you needed thermal check and inclusion of report of roof can be questioned by you… $800 is too steep? He had the plans before he quoted me, but on the day of inspection he quoted OH&S clause Thermal scan according to him is outdated! Apparently this clause was there in his contract, and I accepted it. When I questioned why he didn’t let me know he cannot check the roof even though he has my plans, he told me it was a safety hazard for him!
