Is there anyone who has any experience with them you are happy to share? Thanks! Where is the property you were looking? Is it in and around Melbourne? Re: Glenvill Homes experience anyone? 5Feb 27, 2023 2:29 pm We did not go with them in the end. They had too many provintional items especially in site cuts. Many people who did build with them told us that price of the provintional items typically increases significantly. Initial overall price was within our budget but this increased by $100,000 after site surveys and this was expected to rise again in the end so we did not go with them. Do you mind if I ask what you mean by 'provintional' items - can't seem to find that term anywhere? Also were those increased costs justified? And with the builder you went to in the end, how did those specific costs compare? Trying to understand if they are costs associated to your specific property; or perhaps if Glenvill underquote earlier on and then add more costs later? Thanks Re: Glenvill Homes experience anyone? 8Feb 28, 2023 8:21 am firsthyme kamara112 We did not go with them in the end. They had too many provintional items especially in site cuts. Thanks Hi, I meant those items that have prices not fixed yet. They wait until they have 1st or 2nd site survey to provide fixed price tag for each item. I found that those items were significantly higher than they initially quoted. They also said our block requires a split level which we didn't like. This made us to sacrifice with some structural upgrades we wished to have...Communication was not so good as well. Glenville has items that are parts of standard inclusions for volume builders, which reduce the cost to build. We ended up with Boutique Homes in the end. Thanks I think they are trying to explain provisional items. They basically estimate what things are and firm it up later. Minefield for the customer as there is little you can do to control those costs. Am in early stages with Glenvill so I'm quite keen to ask more about this. Re: Glenvill Homes experience anyone? 11Aug 06, 2023 12:14 pm We have also decided to do a KDRB with them. We have completed the design and are waiting for an appointment with an interior design consultant. This is my first time building a new home and everything feels slow Re: Glenvill Homes experience anyone? 12Aug 13, 2023 9:39 am We are currently building with them doing a KDRB with Collection range and yes incredibly slow. We have been battling shortage of trades amongst other things. Initially paid the first deposit in early 2021 and still in construction. The quality of the build has been good so far which is a saving grace! It took 10 months from signing up to getting a contract.
Re: Glenvill Homes experience anyone? 13Aug 13, 2023 9:45 am roadrunnerr & Cleveland64 Did it take you long to complete the design? It took a couple months to get the initial floorplan and then we had a bunch of changes and it's been 2 months since so yet to see the new ones. Yet to even go through official cost estimation to sign the contract and start interiors. Keen to know what timelines you both have been working with? (and did you guys go custom or one of their collection plans?) My concern is how to time the actual knockdown and tenants notice, as well as general overall slow timing. I'm not sure if this is a normal time frame across all builders or if it's slow due to some reasons that we should we worries about. Re: Glenvill Homes experience anyone? 14Aug 13, 2023 11:05 am We had similar experience, it was slow with changes to floorplan and getting things changed and adjusted with their drafting (building a Collection range not custom). The whole administration side of things was very very slow... I'm not sure if this is across the board in building. Having spoken to people building with Thomas Archer they seemed to have same issue. As mentioned, we are happy with quality of build now in construction. Re: Glenvill Homes experience anyone? 15Aug 13, 2023 11:07 am Sorry to answer the timeline I would say it took about 10 months to finalize design and get contract with everything priced. From the initial signing with the $5k deposit (or however much it was) to actually demoing the site was 12 months exactly. We finalised the design in a months time after the first visit, but the draft took nearly 2.5 months after that. The design consultant did pick up a few mistakes in the plan which need to be rectified and I have also picked up a few. I have another appointment with them next weekend so hopefully it will be finalised by then We have our interior design consult on Tuesday, hopefully it goes well and the time to get update quote after the design consult was told to me would be a week Re: Glenvill Homes experience anyone? 17Aug 13, 2023 12:07 pm Cleveland64 We had similar experience, it was slow with changes to floorplan and getting things changed and adjusted with their drafting (building a Collection range not custom). But I was informed that my build will be comfortably completed in 12 months Re: Glenvill Homes experience anyone? 18Aug 13, 2023 12:28 pm roadrunnerr Cleveland64 We had similar experience, it was slow with changes to floorplan and getting things changed and adjusted with their drafting (building a Collection range not custom). If you don’t mind me asking, which area are you building in? My KDRB is in Ivanhoe My neighbour started with Metricon in November 2023. Its nearly done, with painting just finished. 60 squares with pool at the back 3 30181 I have this report from my inspector, basically the front of the porch is not connecting to the back of the roof.
