Can't really find too much info on Glenvill Homes here but am wondering if anyone has any information at all on them?
We are considering building something (either custom if we can afford it, otherwise semi custom) - and are trying to decide between Thomas Archer & Glenvill. Both seem great but also have their own flaws.
With TA - you have to pay a $5k soil/feasibility fee first before you sit down and have your initial design brief meeting. I believe it's another $10-15k on top of that (for a full custom experience), but you really only get 2 revisions after that. The downside in this is you have a $5k upfront cost, and although it's custom - you only really get a couple goes before you have to start paying by the hour. Also I understand that it's hard to know the prices for sure (from my research, it seems hard to see how much certain things will cost, and you have to decide by your v3).
With Glenvill - you sit down for quite a bit so they understand what you want - and you get a pretty detailed quote because of this. Then you pay the additional fees. Benefit of this is you get a pretty good idea of their architectural vision, and also you get a relatively clearer idea on the price. They have a 'Collection Creator' that literally specify how much it will cost to do very specific things like upgrade floor ceilings to 3m, pre-wire for future solar PV, square set cornices, etc.). So I get a lot more 'certainty' on what it might come through. The downside....well right now it's really because there isn't much info on HomeOne or Facebook for me to try to do my due diligence - which is why I'm writing this thread! Glenvill also seems to have a really good history and a bunch of awards - which is reassuring.
In terms of price, I get the feel that a fully custom TA build will be similar to a modified Collection Range from Glenvill. So not totally apples vs. apples. Since I think Glenvill has pretty nice plans, it's more or less comparable from my perspective.
So yeah I guess:
- Very interested to know anyone's experience with Glenvill?
- Has anyone enquired about their Collection Range?
- Has anyone see any online forums / threads / groups from people who have built with Glenvill?
- I am super weary of any builder who underquote and then charge more later - so very interested on any quoting experience from Glenvil from anyone who has gone further
