So a rundown of the scenario and type of service I'm interest in knowing if exists. Location: West Melbourne Land: untitled land settlement around July/August New estate I have been to many display homes and have followed much of the great advice with regards to contracts, things to look out for etc. My main question is has anyone used a service that is like a buyer's agent but for home building? The only provider I could seem to find is one called Nine Dots in North Geelong and Buildwise Projects. Basically I'm looking for a service that will review my floor plan for my block and make recommendations, help select me a builder that best fits my needs, reviews the contract, assists with the building project/problems that arise, stage inspections? Does anyone else know of such service providers. My main reasoning for wanting a service like this issue to my change in location due to work (in another state). If so, you're over capitalising on the scenario, especially for a growth area. Pick a block that has a west or east frontage. This allows tou to choose a home design where the living area will almost always have a north facing option. If not, most designs will allow a flip of the rear to achieve the north facing living. Pick a builder. Advice - custom builds in Western growth areas is a waste of money unless you're going to be living in it. The ROI for that sort of build doesn't stack up there. The block (untitled) it's south fronting that is meant to be settled on in July. I'm not sure if I'm better off just losing my deposit on the unsettled land but am not away of the potential damages from doing so. Well you may want to have a look at what the cost of blocks are going for in the area now. The land we purchased last year now is at a 35-40% premium fort the same size. You may be better off continuing with the purchase and actually building an investment. Either to sell on completion or to hold. And the possibility potential of damages would be quite large if the developer decided to pursue.
