We're currently awaiting for our tender presentation, but I'm hearing builds that are taking 2-3 years to complete. I can understand delays due to trade shortages and supply, but it seems the most stressful and time-consuming part is during pre-construction. Re: Recent pre-construction timeline with volume builders 2Mar 01, 2023 3:17 pm signed the initial quote - end of Feb 2021 had preliminary plans drafted - June or July 2021 inclusions appointment - Aug 2021 first tender presentation - end of Sep 2021 contract signed - end of Feb 2022 council approvals - June or July 2022 construction start - Aug 2022 construction end - hopefully soon this was for a custom plan with lots of extra inclusions (the final price is double the base price). I can understand delays due to trade shortages and supply, but it seems the most stressful and time-consuming part is during pre-construction. i think things will have petered offa bit after the froth that the covid stimulus creatred and the shortages subsuding somewhat. I note heaps of builder are back to offering generous extra inclusions and bonus packages to get people back in the door. I think for somone starting today, theyr enot going to be waiting 3 years to move in. More than 10,000 of these people are predicted to be diagnosed with silicosis as the result. Get a stone benchtop while ya can! In all seriousness, good luck seeing stone benchtops disapear. Silica dust is generated in more workplaces than just those with engineered stone. The change will be stronger compliance, regulations, bigger fines, regular health screening, lower silica content stone etc. Some states already do this. The problem is not one trade or one product. There's silica in tiles, concrete, bricks, rock etc. Weve been getting on average 350 people a year in Australian being diagnosed with silicosis. In comparison around 10-15k people are diagnosed annually with lung cancer from smoking. Did we ban cigarettes? No we just upped the price, added money to treating the disease associated with it and made it harder for people to buy, advertise and sell cigarettes. I know one is workplace and the other is personal choice. But pound for pound life preservation, its clear which one adds more value to ban. There are workplaces where all the provisions for safety exist and some trades think they're invincible (you know the type) - also personal choice. This is just another thing that needs attention to keep those injuries decreasing. We are in a masterplanned estate with a lot of activity, only 2 companies and around 60 houses currenlty being built so it might be a bit faster than average as trades move from one house to the next.
