Perhaps why people are saying be careful is that often plans can work differently in reality than they work on paper. I've seen floorplans on paper that look fantastic... but when I've walked through the display... they just didn't work. If your confident in your ability to visualise the finished product without seeing it first.. then go for it. Jo I leave you to fend for yourself, figure things out yourself. On quite a few occasions I've gotten excited about a plan I've seen on the net and yet when i have gone to check it out it just isn't right. I'm very much a tactile person and need to see and touch something to get the feel of it. i'm going through henley at the moment to build a house from their verve range... The Arena Vk2. They havent yet started building yet and we are hoping for a december site start... I think the initial administrative stage may have taken a little longer than usual due to master plans/elevations etc having to be drawn up as we were one of the first people to go forward with this particular house design. In terms of what joles is saying, i suppose sometimes plans do work differently in reality but i feel i can really visualise everything and I get out my measuring tape on a very regular basis to measure how big things will be in comparison to where i am living already! I can only hope i will be happy with how everything turns out in the end but i am so excited about seeing the end product as i have never had the chance to walk through the house i am building.. and in the end it is my first house, its a brand new home and im pretty sure i will be happy! We had it built almost exactly as the display was, including the colouring throughout. We made slight variations of course, but we stuck with what the display looked like because then we KNEW what we would be getting.
Buying off a plan makes it very hard to visualise what you're actually getting, unless the builder offers a 3d walkthrough or something.... it's going to be very hard to get an idea of the size of the rooms, how open it is, or how your stuff will fit in it. We just made sure that we measured rooms in all the other display homes we went through to be comfortable with the room sizes. We then told the builder how big we wanted each room. We have since rented a newly built Masteron home which is great as the rooms are pretty similar sized to our new home so we can get a real feel for the dimensions. Basically did a similar thing to Kyton - took the plans everywhere, measured up our existing house and other family houses to make sure that rooms/doors/hallways were the right size. Be really careful about bedroom sizes and living areas. You must have a 1:100 plan to go by, as sometimes builders include BIRs in their bedroom measurements, and hallways in their living room measurements. Check the size of the toilet (room, not pan!) - some builders save space and put in loos that are too small, with the door too close to the pan for entry and exit to be comfortable for larger people. Also, visit a few display homes to work out your preferred distance between kitchen benches, island bench length, fridge space etc. Don't be afraid to measure everything! It just has some graphics and a little information etc. You will have to visit a display centre to grab a book of all the floorplans for this range..
