Browse Forums Building A New House 1 Feb 07, 2023 4:11 pm Hi, We doing a KDR our block has slight slob towards the back about 1m fall front to back and also its flood runway. we were advised by the council that we need to raise the slab which our builder has done raising the slab and front of the house to match the highest point at the kerb. the two sides are still at NGL - One side i have noticed they have done drop edge beam and same at the back but the other side what the builder has done is that they partially elevated the soil around the house but leaving the part next to the side fence still low. Also noticed drop edge beam wasnt done on this side. I am just not sure what would prevent this extra soil from running when its raining. Do i need retaining wall on this side ? Did the builder decide to elevate the soil on this side to avoid having to do drop edge beam to NGL? Re: Retaining wall after raising slab 2Feb 08, 2023 10:35 am Did you not scrutinise the site plans, GL heights, retaining, stormwater, etc before you signed up? If they have altered the slab engineering, retaining, etc then you should have signed a variation? Worse stitch up is when they know you are stuck between a rock and a hard place, at that initial PPA stage when you are none the wiser ( siteworks humour) Damned if you do....damned if you don't... you have signed up Try putting up the site plan, block out the builders details and you might get a better reply Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Retaining wall after raising slab 3Feb 08, 2023 10:52 am So this is the site plan i have noticed they have done DEB on one side and part of the back side but the rest of the house is left without DEB just trying to find out the reason behind it. They have choosen to elevate the land around the side without the DEB to match the slab height. But worries that unless this is retained properly the fill will run off. https://ibb.co/8Xp3jH5 ( this is the site plan) Re: Retaining wall after raising slab 4Feb 08, 2023 11:07 am At a guess I'd say the council would have asked the builder to provide retaining under the House on the LHS The RHS is far enough away from both houses to be dealt with by the owners at a later stage Why didn't the Council ask the builder for a retaining wall plan at the DA stage and it sounds like you may have been left out of the conversation...BTW your neighbours would have been consulted Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Retaining wall after raising slab 5Feb 10, 2023 9:15 am Not sure as it all happened so quickly. There is about 8m on the side between the slab and the fence. I am more worried that the fill under slab wouldnt be contained as there is no DEB like the other side and would be washed away. Would it be wise to do a concrete path around the slab or do you know if there is any other solution to this problem? Re: Retaining wall after raising slab 6Feb 10, 2023 9:19 am Sorry, you need to put photos and more information up, Concrete paths aren't retaining walls? The better the info, the better the reply and the more chance it will help others Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Thanks for the insights, that makes perfect sense, and yeah, I will be leaning on the experience of the excavator operator entirely. 6 16300 Thank you again Simeon.. I will call my certifier for that. Have a good day 4 5576 The concreter will take and reuse. In my case I bought structural LVLs and scraped them back and used them as joists. 1 5215 |
