At PCI you should go through the house with the supervisor and he will note down items in disagreement, defects, queries, etc You also get a signed copy and the builder responds in writing. If you weren't there then that's bad luck. The builder will insist on payment, the keys are handed over and you take possession They usually come back at the end of the maintenance period at which point its too late as you have taken possession. Not only that, but the site supervisor didn't even attend.. The contract states that once the notice of completion/final invoice is issued the builder and owner must meet on site to complete the final list of defects. I was never given this opportunity and am still waiting for a response. The private inspection and the PCI/ Supervisor inspection are usually two separate inspections both can be on the same or separate days, the first is of little consequence as you have found out. If you had done both then the building company will cross check both You missed the most important one and they didn't turn up for the private inspection. I have not been provided a date for this and they have been ignoring my emails. The contract specifically states this is where a list of defects is to be written up 37.2 If the owner gives the builder a list of known defects and incomplete work the builder must carry out the work required to rectify any defects or to do any incomplete part of the building works for the building works to reach completetion Re: Builder is stalling/ignoring final inspection? 9Jan 23, 2023 6:37 am If practical completion has not been achieved, including following the contract PC process, payment is not yet due and you need to formally dispute this via the disputes resolution process thats detailed in your contract. Follow it to the letter. Use the correct process, don't succumb to the builder's bully and bluff tactics. Has the build been delayed beyond the contracted duration? What's your contract's liquidated damages delay compensation $ per week? What are the identified defects? The builder's behaviors suggest there may be some significant and expensive to rectify defects there.
