Our new build in Sydney with a project builder just completed form work yesterday, and we had a housing inspector conduct inspection of the form work this morning. According to our building inspector the work is sloppy and a lot of remediation work is required, including getting an independent structural engineer inspection and report. My question is, how bad are these issues he raised? How bad are the uneven foam and can we just ask the builder to remediate by putting in the chairs and fixing the foam level? Or should we get an independent structural engineer report? Obviously we are concerned about time and budget, but above all else I want to know how serious these issues are (especially the uneven foams) and whether they can be fixed by putting in the required chairs or do we need a lot more remediation? There should be an item about slab thickness and tolerances. Unless the builder has ask his engineer not to put it in... Kind regards, Kenneth Kenneth Are you able to post some photos and excerpts from the report as it is really hard to comment without understanding what he is talking about. There is also a chance that the form workers haven't finished and will do a quick straighten out of the waffles and add extra chairs on the morning of the pour. Re: Did a pre-slab inspection... thoughts 4Nov 16, 2022 5:33 pm lupussol-syd your building inspectors report document should clearly explain what and why specific aspects of your formwork do not comply with the requirements in the National Construction Code 2019 Volume 2 Part 3.2 Footings and Slabs, and it should advise how these can be rectified. What does their report say? I recommend considering this info before commissioning a structural engineer to look at it or discussing this with your builder. If your inspector's report does not provide this level of detail ask them to revise to include and either re issue it or refund their fee. "Sloppy" may indeed be true but its a meaningless description. If you cannot raise specific concerns validated vs. the constuction code with your builder then they won't take it seriously. Hey kenny How did you go, did the builder put higher chairs to seat the Johnson Rods up (Humour) and what did your structural engineer say? Straightening out on the morning of the pour is not a good idea. There's too much pressure On inspectors to look the other way. Here Non compliant concrete pours. I did end up getting a structural engineer for my own peace of mind. He was much more professional and provided a Structural Adequacy Certificate, although he did note some "minor incomplete works" https://imgur.com/nrpYL2b The builder provided engineer and surveyors also signed off on the frame. Especially the Y+20 on the survey, that seems to me like it's quite serious and the builder should have remediated. If that's the case can you guys let me know? I'd like to reflect that to the builder ASAP. And the Slab and footings are certified "fit for purpose" The fact that your slab is out 20mm that's not something the engineers looks at. Too late now.
