This is our first build, and we have no clue if this site cost is more acceptable for a P rating. P.S - we are looking to build in Gables, Box Hill. So there are a few things that stand out from the report, namely: 1. You are in an N2 wind zone. In laymans terms that means you are in a higher wind zone than someone who is classified as being in an N1 zone, Basically this means more bracing and extra tie downs. So this will add some costs. 2. Your site is near an old dam with poor fill. They are recommending piers to 2.8m which are quite deep. Our builds have piers typically from 1m-1.8m not sure how big your house is but a smaller home normally needs approx 40 piers and larger homes 80. Assuming you have a smaller home that means 40 lineal meters of concrete at $110/lineal metre plus extra excavation costs. 3. Due to the nature of the soil they have specifying 32mpa of concrete, which is extremely strong and also costs extra. Overall I think the $35,000 seems like a reasonable number given your site conditions. I hope this makes a little sense. LOL, It says variant to design expected? Is that another $35K (humour) Alternately, They might tell you what's in there and don't tell you what's required until it's too late That reminds me of the joke "heads I win and tales you loose..... So they are increasing your slab from 85mm to 100mm and using 32mpa. That will be quite strong. if your home is 375sqm, as a guess your slab will be roughly 200sqm ( a guess as I haven't seen your plans). Typically for a 200 sqm slab we allow for 70- 80 piers ( this depends on your structural engineer).
