Browse Forums Building A New House Re: Is there any major builder who can build till lockup sta 2Oct 09, 2022 7:04 pm Hi uvk786 Welcome back The main problem you run into is if you take out finishing trades builder tend to credit the M& L components and keep their profit margins Unfortunately finishing trades are in high demand , not sure if you will save that much, unless you DIY, also suppliers aren't discounting that much atm We use scripts/programming within the 3D Bim software that breaks down 1st stage estimates 3D Bim rose chart So check to see if your designer can do that for you. If so roughly what % total build cost would this need? We looked at doing this for a potential client last year and from memory it was around 65-70% or so. If you need me to be more accurate let me know and I will try and work it out. Most of our clients are in the building trade, flat out with what they are doing and not interested in site managing/hustling prices for their projects. So we use them, they use us. They also use their own contacts, call in favours while adding considerable value to their own projects. LOL, they aren't playing golf on weekends, they are assembling stack pac cabinets, tiling , painting, landscaping, fitting out. etc... then the taxman r!ps them off when they sell (humour).. Our building company looked into it but it got to messy with electrical and plumbers so we abandoned the idea. If the build is financed there would be no chance of getting a house to lock up only as the bank needs to protect itself so would need to be fully finished. Apart from the trade guys we design/build for, then there are the Richie Rich'$, that say lock it up, add in the special features, ie, vaults,voids,stair cases,etc,etc. Then hand it over and we are fitting out the build with foreign imported materials/trades, etc... To give an example, my brother's friend did vibyl flooring and carpet on the mid category for 24k, my brother did post handover and selected higher tier for 18k. The other guy paid 6k more for lower quality. This is what i dont like here in Australia. I come from South India from an middle class neighbourhood. And i had to reach Australia to see a cieling less than 3M. Tiled roof became non existent 3 decades ago in my place. So the bar is pretty high for me when it comes to materials Re: Is there any major builder who can build till lockup sta 10Oct 30, 2022 9:04 am Here's an example on increasing the brickwork costs on ceiling heights. 2c bricks are the most efficient, cost effective wall materials, Its the same labour price $2/brick.( say 20 bricks per m2 =$40/m2) for varying heights within reason. As soon as you tell the builder to increase the height (28c-> 34c), they come up with an excuse to use longreach ie1c bricks more brick /m2 (say 40 brick/m2= $80/m2 . They always blame the engineer for that, the reality is they just want you to pay more lol, by adding more bricks/m2.
